The resident's lounge was still under contruction when we were there. Yup, hard to get a three-wheel bike up those stairs. I don't see a lot of three-wheel bikes downtown though??

Koda has a nearly 500 square foot home for sale for $330k and still have many brand new homes under $1M making Koda much more affordable than other new construction condos in downtown Seattle and Bellevue.

The developers put in over the top amenities to lure buyers and the buyers through the HOA fees get to maintain all of those amenities. One thing I can say, the elopers don't install these facilities with economy in mind and over time, will cost big bucks to maintain, repair or replace.

I think people who are buying those condo don't care too much about hoa, it's better to pay this type of HOA than HOA that fines 0:01 you for anything/everything.

Beautiful building, but could you imagine paying $1 million for a two bedroom apartment that literally opens up onto Skid Row at ground level? Third and Virginia seriously wtf were they thinking? Westbank is actively working on a huge two tower project right at the edge of SLU and Cap Hill…. I feel like that would be a much more desirable location.

I was talking about a room of sorts where one could have their home servers, kaleidescape, nas etc basically a built in space for a sever rack where one could place all the media devices for the home in like a media control room. Also does the condo have power blinds ? From the look of the unit it does not look high tech in any way it just has a app. Does the app turn on the oven, the water in the bathtub or shower ?

@@Kev4Kev I've toured *a lot* of condos, and believe I've only seen that once or twice - it was a condo at the Four Seasons, and was something they added after they bought the condo. Some units at Nexus have power blinds, though they're the Somfy battery powered ones. They didn't pre-wire for power shades. The app definitely does not turn on the water in the bathtub or shower (I've never seen a condo with that in Seattle). Unsure about the oven. It is a Bosch (penthouses have Miele), but I don't know which model.

I lived at The Harbor Steps southeast tower in downtown Seattle for 11 years, moved into the building the day after they were awarded their Certificate of Occupancy. Given, Harbor Steps are (were?) rentals not condos, but even so. What I can tell you about the so called "amenities" a building offers is that they are rarely used and figure hugely into the cost of rent/sale price. The larger and more extensive the square footage the "amenities" occupy over actual income producing square footage, the higher the cost of rent/condo. For public access spaces that are very rarely used. Yeah, it's nice to have those spaces available when needed. Harbor Steps has/had a "theater room" which I booked 1x during my 11 years residency for a small party of 6 and as it happened we were unable to view the live TV feed via cable we had gathered to see together, due to Harbor Steps basic cable not having access to that channel, despite my checking and double checking with management to make sure it WOULD be available. I used the gym exactly 1x and as the windows into the gym were directly across from my unit, I can tell you it was vacant nearly 24/7. I swam in the pool 1x, I used the public spa/hot tub 1x...during and 11 year residency. Folks who live in these residential towers don't, from my own personal experience, use these so-called "amenities". They are just wasted and very expensive space built into these places as "sale points" for the investors to write off on and which n turn grossly inflate the cost of the living space in the rest of the building. Buyers like to think they will actually use these spaces, which is why they are built, but in the end they rarely do. They already have set in place habits about entertaining and fitness. They are not going to quit their gym and start exercising alone when they are used to doing the gym with buddies at a place they all meet at routinely. They will entertain in their own homes until they host a crowd too large, then they will book out a larger space, usually a restaurant, that will include the cost of staff. I lived at one of the highest rent properties in Seattle and I learned this about the people who were my neighbors.

I loved that building when it went up and was looking to buy. But I noticed that big two buildings was going to be built and around the other side is a parking lot that will be a tall building too. Losing all your views and values.

How much are HOA fees? Doesn’t look like you can profitably use it as an investment property even if rates could get back to 3-4%. And even for personal use one can buy an older house in Seattle for the same money or a 3 bed new townhome much cheaper. It looks very beautiful but makes no financial sense to buy unless you have so much money you just don’t care.

And true, this would not be a profitable investment property if you need to get a mortgage, but sadly that is true for nearly every condo in the area right now - interest rates are high and rental rates have gone done.

This is a condo, not an apartment... Regardless, this developer would have written a six or low seven figure check to the city as part of the city's Mandatory Housing Affordability program. Those funds go to the city so they can build affordable housing.

Unfortunately no one is working on permitting for any condo towers right now and these buildings take 5 to 10 years, start-to-finish. Bosa's downtown site would most likely be the next condo to go up, but they likely have their hands full in Bellevue for the next 5 years.

It’s a good thing there’s a good amount of amenities. Once clients find out that area is a hot bed of activities, they’ll never want to leave that bubble. This place would’ve been great 20-30 years ago. It’s only two short blocks away from one my favorite Seattle hidden gems. Tucked in the Japanese block of CID. Panama Hotel, Tea & Coffee. A place that use to be open as late as 9pm. Now, only open till 4pm. Largely because of the high minimum wage and safety in Seattle today.

Cheapest units is $500k.. these apartments look like your avg $2200/m studio. $500k right now is what.. $3400/month? PLUS hoa... living in these buildings makes zero sense from a financial aspect - kind of a joke really.

I agree for the most part although you'd have to factor out the principal from the payment, consider that you're locking in a rent price that might end up being the market rental rate within the next 10 years, tax write-offs, potential to bring down the rate through refinance and potential appreciation. I have the same viewpoint but I think when you consider all of the factors, buying doesn't seem as dumb. I know that this particular building was originally designed as apartments and when they were built too expensive for the current market rate apartment values, they've decided to pivot to condos so the quality is not the same.

450k to 500k seems reasonable. I just moved to the Seattle area. The thing that I hate about the US condo/home design is the bath and toilet are together in the same room. It makes no sense. I tour some homes in Bellevue, they do have separate rooms for wet room and toilets.
