Flowers on honeysuckle good for pollinators. Berries are food source for wildlife in winter. And browse for deer dead of winter. It can't be stopped. We watch for autumn olive, but you also have bull thistle, wild rose, even mulberry, hummingbird vine all evasive. Just like Japanese beetles, emerald ash borer, latern flies, so many evasive and no real control. It's more adapt to changes. Can't control it never have, never will. Spend your money if you want but after it's all said and done. You will lose

Autumn olive I only see few miles out from state parks that planted it and lost control. Government been doing this for years. Can say it hurts but we have documented 30 head of deer staying on our 80 acres farm. So don't think honey suckle an issue. Also we manage 53 acres in pollinator fields. We deal with catalpa, walnut, black locust, sour wood, and mulberry trees in fields but very seldom do we see honey suckle trying to move in

I have 10 acres in Southern Ohio & i have a problem w/ Russian olive trees....they have big thorns & you damn near can't kill them....& they spread quickly...I have to make paths through the areas....It's so thick, nothing can walk through it..

Agreed. If you're looking for 1% (monthly) gross ROI, then farmland likely isn't for you. Some will cite 'appreciation' but it may be best to look at decades-appreciation as only paired to match longterm inflation. So, average crop farmland gross ROI of ~3% may not compare well to your 12% (1%/mo x 12mo).

OSU extension office says land only rents for 15.42 for pasture land and if you grow hay thats all its worth. If you call the extension office they quote you 20 dollars an acre. Sorry buddy your land is only worth 20 dollars an acre today so says OSU and that's a government agency so good luck getting better than that.

The cited 3.8% seems a bit high; more likely closer to 3%. It is also a gross metric, and doesn't include other costs such as land tax, and insurance, nor some smallish income (hunt lease, occasional select timber from draws/hills). Notable on the insurance is crop insurance.....this protects somewhat against a bad crop year, but at a premium as yearly cost.
