Current airport is at its max in 2026. There is no proper infrastructure anywhere in the south of Bali and even worse no possibilities to improve against reasonable costs if even possible. The new airport plans have to be realized and the best solution for bali itself would be the plans as illustrated in the PT BIBU, north bali airport.

We respectfully disagree. This narrative feels like a calculated move by this group to promote their investment agenda in some obscure, unheard-of location called "Kendugu." Let’s set the record straight-Uluwatu is an incredible opportunity. With an Airbnb occupancy rate of 85%-the highest in Bali-it’s a prime hotspot. The so-called "Bali Business Club" seems more focused on pushing their own interests than being transparent about Uluwatu’s thriving potential. Neither of their key members has spent significant time in Uluwatu, yet they’re actively downplaying it to promote their remote investments. Their information lacks credibility. In a previous video (and again this video) they falsely claimed Uluwatu has no water (actually places like Balangan, Uluwatu has well water)-a glaring sign of their limited understanding. Here’s the truth: Uluwatu boasts breathtaking cliffside views, sits atop a grand hill, and offers pristine white-sand beaches. Unlike Canggu, it’s unpolluted and uncongested. Oh, and the surf here? Absolutely world-class. The difference couldn’t be clearer. PS we also are returning the highest ROI to the market.

Yes, there are plans in motion to improve road infrastructure in the Bukit, including the South Ring Road and widening existing routes to address traffic congestion. However, while these steps by the government are great, they’re not sufficient in our opinion to make the Bukit a safe place to invest for us. But again that's just us! :) Hope we can change our minds in the future.

Thanks for the comment Mellonie! Some areas like Nyang Nyang have PDAM access, and wells work in parts of Balangan. Our point was about broader water challenges in the Bukit, especially in less developed areas or with heavy construction demands. And the impact that has on the traffic... and thereby the reason why we don't invest in the Bukit. Again that's just us! :)

Thanks for the clip guys but think what you’ve said is not quite correct. I know the PDAM/ government are currently investing a lot of money into water infrastructure into the region including a new water reservoir to ensure water is accessible for those who have access to the water main infrastructure. Anyone who invests into the area would understand the necessity to have access to a PDAM. Also the water table if needed in the Bukit area is not that difficult to reach so that’s also not quite correct. For the traffic - anyone travelling to Canggu would know that a 45 minute car ride to Uluwatu is much quicker and has been the same for the past 7 years (except covid days) - unlike Canggu. I’m not sure what the hidden agenda here is guys but usually enjoy listening to your pod casts. Please feel free to reach out if you don’t agree 👍

Hey @TroyC-jj3cb Omri speaking here. Thanks for the comment! We really appreciate the feedback and the chance to clarify. If there’s truly a new reservoir being built, that’s fantastic news and could help address some of the water issues. However, we haven’t come across concrete updates on that yet. What we do know is that the desalination plant in Pecatu is already operational, which is definitely a step forward, but it doesn’t solve the broader water challenges for the whole region. Regarding PDAM, we completely agree that having access to it is essential. However, PDAM coverage in the Bukit is still limited, especially in the more remote areas where many new developments are happening. While the water table might not be as difficult to reach in some locations, it’s not straightforward everywhere, especially in elevated limestone areas. And even when wells are drilled, over-extraction has been a growing issue, causing things like saltwater intrusion, which complicates the problem further. As for traffic, the point that Uluwatu’s congestion might seem more manageable compared to Canggu today is debatable (i think they are just as bad!). Now, the Bukit has only two main access roads, and with the constant influx of tourists, residents, and construction vehicles, it’s a bottleneck that’s only going to get worse over time. Add to that the growing reliance on water trucks due to the water supply issue, and you have a recipe for serious gridlock and potential water shortages. To conclude, as we said multiple times in the podcast, this is just our opinion based on how we approach investments. Our concern isn’t just about today-it’s looking ahead to what could happen in the next few years. The combination of water scarcity and traffic issues could spiral into a situation that impacts livability and returns on investment. Relying on a miracle solution from the government feels like a big gamble to us, and it’s not one we’re comfortable taking. That said, everyone has different goals and risk tolerances, so what works for some might not work for others. I love Uluwatu! I disagree, it’s much harder to get in and out of Canggu with one way in and out! The vibe is amazing, the beaches are stunning! Not everyone needs to invest in Kedungu, people can make up their own minds

Totally get where you’re coming from-Uluwatu is absolutely stunning, and we completely agree the beaches and vibe are hard to beat! And you’re right about Canggu’s traffic-getting in and out can definitely be a mission sometimes. Our take was just based on what we’ve seen as investors and the long-term challenges we think could come up in Uluwatu with water and infrastructure. But like we said in the podcast, this is just our perspective-it’s all about what works best for each person and their goals. Thanks for the question Stephan! For us, these kinds of challenges are actually a big part of why we’re careful about where we invest. We look closely at infrastructure, like water access and waste management, before deciding on a location. If the basics aren’t there or can’t be easily addressed, we’d rather avoid the risk than add to the problem. In areas where we do invest, we try to be mindful-like using sustainable waste solutions or minimizing our environmental footprint wherever possible. Hope that helps explain where we’re coming from!

@@stephanreporteur9659 Illegal landfills are definitely a big problem in Bali, and we couldn’t agree more. Those “half-legal” ones, like the one in Kelating that sprang up when the Suwung landfill was burning, are especially frustrating-it’s such a tricky situation. As for Kedungu, where we’re focusing our investments right now, we make sure to stay hands-on. Our team is always on the ground, and I spend a lot of time there myself. Plus, our business partner in Kedungu Real Estate is local to the area and helps us stay connected with the community and local authorities. We also try to help wherever we can. A few examples: - Three months ago, we donated over 200kg of clothes to help families in need. - Last month, we installed streetlights in Kedungu, as PLN provides the poles and electricity but doesn’t cover the bulbs or the extensions for the lights. - At GROW, the international school we’re building, sustainability is a core focus. We’ve planned a range of green initiatives, including solar panels for renewable energy, rainwater harvesting systems, and more to ensure an eco-friendly and resource-efficient campus. It’s a constant effort, but we really believe in investing with responsibility and supporting the community we’re working in.

Thanks great info I just negotiated a pak sewa with extension, we started using consultant they were good with DD but as we went into lease phase things got weird red flags with potential huge charges. We also negotiated notification extension of lease from the start and given notice of taking up extension from the start. Meaning I’ve already given notice to take up extension after first lease expires.
