There's definitely multiple ways to go about out but here's a great starting place. To compare syndications, consider factors such as the sponsor's track record, investment strategy, and projected returns. Additionally, assess the property type, location, and market conditions. A cap rate is not a return. The cap rate will be the same if you pay cash or finance 100%.

Why wouldn't you just get a fixed interest rate loan instead of a cap? Less risky and makes planning easier.

This is 100% incorrect. Cap rates are not a return. Cap rates tell you what investors are paying for NOI. The formula is V=i/r In a 10% cap rate market they paid $10 and in a 5% cap rate market they paid $20. I challenge you to show a "return" from that, Also the cap rate is EXACTLY the same if you pay cash or finance 100%! Don't be fooled.
