The Boomers are the wealthiest generation, the majority don't need to downsize to fund their retirement. If they are looking to downsize, add in the higher cost of housing, ridiculous high real estate fees for selling and purchasing, plus moving costs.

Boomers not selling due to capital gains on such a large investment in their lives - especially "IF" they downsize!!! When we sold my mom's house (my parents had bought it in 1965) after she passed - the home had appreciated 2400% in 43 years! That home in 2007 was worth $375,000.00...today, it is probably worth north of $700,000.00! Taxes in 2007 were about $7G - today the taxes are about $16G I estimate!

The median priced house in the USA today costs $400K, which is more than double the price of what the median income American worker ($60K/year) can afford to spend on a house monthly mortgage payment (30 year term), even assuming they could save the 20% down payment. 40-50 years of a sell-out, corporatist political duopoly at work. This woman infuriates me. I have been really budgeting to the extreme for years. I have a lot of money saved for a downpayment. And somehow we still can’t get into a home. And we aren’t looking for anything extravagant. We keep being out-bid by people from NYC with cash that is pouring out of their buttholes. It’s heartbreaking. We did everything we were “supposed” to do and in doing so it seems that we’ve missed the boat.

See, I could handle a 7% mortgage interest rate IF THE HOMES WERE AFFORDABLE. I literally cannot afford a mortgage on the median home value of HALF A MILLION on my $60k salary. And a $180k mortgage on a starter house (which I could afford on 7%) is literally nowhere to be found. Stop telling me “stop buying stupid crap” when I’m barely making ends meet on friggin rent.

I agree with you whole heartedly. This woman is completely out of touch with reality. I’ve budgeted every single dollar that I’ve made for years so that I could afford to buy a modest home….But it’s unattainable where I live. And we are locked into the area that we live in because my husband’s job offers a pension. So we can’t even move out of state. My heart goes out to you. I hope you are able to find a place soon.

In Colorado, a small split level home can be found on the market for about $500-700k, what person making that kind of money wants to live in a house that small?!? Let me not leave out a double wide trailer, $180k, I’m interested in how much it costs to build a trailer, is it less than $180k? Marking up the value on a house that isn’t worth that much sounds a lot like what Trump is going to court for

All of this shit happened after 2008. I still remember the seminars where they taught people to buy up all the starter homes and turn them into rentals. People can’t afford homes because the first home you bought used to be cheep. Then as you saved money with a very low mortgage payment you could afford a nicer house and so on. Now the first home is the forever house and people don’t understand why it’s either a roof over your head or a decent life. This is the same shit that happened before the November revolution in Russia and the French Revolution. The peasants realized it was all a big scammed and killed all the scammers.

Not true at all. Once you have built-up equity and the house has gone up in value, your wealth grows exponentially. Your thinking will keep you poor your entire life.
