Hi Henry, you actually made me smile with the question, but yes and yes. Anna has a great mix of good folks that live there. We rarely see a tornado in the area, but it can happen. Its usually a modest amount of damage to homes and folks...

They still have a bit to do before they can pour the slab. Elapsed time was about 2-3 weeks. Honestly they can do it in a couple of days if they have their crews scheduled back to back. Thought they rarely do that... Thanks for watching!

Works great if installed correctly. Works terrible if butyl tape isn't applied correctly and nails are over driven. My question would be on this project ziptech wall board is applied, ziptech roofing board is not--why?

So let me unpack this... 1. Thats just a home I drove by when I had the idea for the video, so no details on why they are doing what they are doing. 2. Correct installation is very important. We also own a very small custom home company and my guy actually went to the zip company school. He is certified by them. 3. Zip certification or compliance comes in a variety of levels, you can adopt what you want as a builder: 1.0, 1.5 or 2.0. Cost plays a factor in it. 4. Ziptech roof decking is amazing. Its actually another non-permeable layer just like the roof shingles create. I love the stuff, but it is very expensive to purchase and have installed, I bet that is the reason. 5. Builders are driven by cost and profit. IMHO zipsystems created the best system so far, but it is by far the most expensive. Welp, thats my 2 cents...

Not only that, but another must have is a stackable washer and dryer in the Primary closet! Plus built in drying racks in the laundry room that roll out from the wall! Not everything needs to be put in the dryer!

Second dishwasher? I don't want even a 1st dishwasher. I prefer to hand wash, dry and immediately put away my dishes and cooking utensils. that way, I know they will all be available for me in the morning. And I don't want those ridiculously tall ceilings and cabinets. Why would I want cabinets up so I that I would have to use a step ladder to access the space?

Hi and thanks for the kind words. A quality builder is happy to accept an inspection repot and make the identified repairs. This is done before closing or some states call it 'settlement'. If they want you to buy it, they need to fix it. They also typically have a curb to fence warranty of at least one year. Your agent fight have to twist their arm to get them done, but usually they are happy to fix the issues. This is also why we really recommend using a quality builder vs a bad one. Have a great day!

@@wrt322 DR Horton gets a really bad rap in general, but they have always addressed the defects from a licensed home inspectors report. At least for us. Have the inspector send the report to you and you send it to your agent and have them send it in to the builder and cc you on the email. If you don't have an agent then you send it in to the sales associate and let them forward it to the construction manager. Usually DR will get these fixed before closing because they want your money. Getting problems fixed after you close for the 1st year may take more 'work' on your part, but they will usually do it.

A 74ft lot is 74' wide. Builders always reference a lot in the width at the street level. They car vary on depth from lot to lot.

How many times do you recommend having your own inspector come out during the build process? Some will only do PreDrywall and Pre Closing, Some will visit more often for additional cost.

In my youth I recommended 5x. Pre-slab, during slab, post-slab, pre-drywall (or mechanical roughin), pre-closing. Now I only recommend 2x pre-drywall, pre-closing. Way to much text to type to support my logic, just my experience from doing hundreds of these... Thanks for watching and best of luck with your build job!

We are currently building this floorplan with American Legend and was curious if you thought the light from 6 canned lights in the family room, main bedroom, and game room would be too close to the fan and create a strobe effect. We like a lot of light but not at the expense of a strobe.

Its pretty subjective, due to each persons perception of strobing. Better be safe than sorry. We haven't noticed an issue if the cans are a few feet outside of the fan blades arc...

Hi, thanks for the question. This was from almost 2 years ago. I believe it was OSB, I could be wrong. If you are considering building with someone, you can call the sales associate and they will produce a materials sheet for you. If you notice, it is wrapped in DryLine as the exterior sheathing.

At least ALH uses this polyiso foam. It's definitely better than Dryline/Thermoply. The latter is utter garbage and has no business on a house. I do wish ALH would use ZIP system throughout the entire house though. You would lose the R3.6 exterior insulation in that case, however.

I agree that Zip Systems is just about the best mainstream product going and while the Zip 2.0 system in pretty hard to implement correctly on a jobsite the end results are well worth it. Bottom Line: price drives product selection for production builders
