It is the same scam that has been applied by governments in the UK and the USA, and possibly in other so called democratic countries. You will own nothing and be at their mercy. It is quite a revolutionary idea if you are crazy enough to fall for it and enjoy being poor.

Brisbane is the new Sydney and will likely become one of the best cities to live in Australia. Being the gateway to the GC and SC. With new infrastructure for the Olympics. Wait till 2032 1.5m + Median house price and beyond. More in upper social suburbs. Ipswich, Logan and other regional areas will see gains too.

However, with debt levels as they are, prices going against affordability constraints and government interventions... There is a good chance property speculators looking for a repeat of 2000s boom are going to be disappointed.

Everyone is rich on paper but what do you do when it comes time to realise your gains? You’re force to move further away from the most desirable areas or downsize into a unit. You cash out equity to buy a new car and go on a holiday but you are in the same position. I’ll tell you who are the real winner in this game. The government, property developers, real estate agents, and mortgage brokers. Think about it. $1,400,000 sale price 4.5% stamp duty - $63,000 - to transfer the title 3% sale comm to the agent - $42,000 assume you borrow 100% 0.65% upfront comm to the broker - $9,100 0.30% trail commission for the broker each year for the life of the loan - $4,200 year 1 Assume you hold the property for 5 years that’s $19,500 in total trail commission. Over a 25 year period that’s $67,000 Now calculate the total interest payable over a 25 year period at say 5% (principal and interest loan) $1,055,278 in interest paid Not to mention all the lost rent you could have collected the entire time. 😂😂😂🤡🤡🤡

You always get better capital growth with a house, as land appreciates in value over time even as the value of the house depreciates. The value is always in the land, not what's built on it. That's why units over time see lower capital growth. Whether the house is positively or negatively geared, it can still gain equity faster.

Perth has the potential to fall 20-30% in next few years. Demand is now softening and vendors not getting what they are asking. Economists are predicting rocky days for the mining sector. This is disaster for Perth. I’m in the process of getting out before it plummets!

I think investors will find it difficult hide as nationalisation of taxation by States rolls out. Elections by States looming and then Federal Election after Xmas. Instead of just worrying about 3% buffer for mortgages they need to reprice at $600 ceiling, land taxes, 2025 insurance up, strata fees up, vac asncy rates up as unemployment rises toward 5.5%. ATO and APRA active. No where to hide now.

Literally Perth and Australia as a whole is completely ridiculous. I had a house that is under offer on my street for 850k when the house next to it was selling for 430k only 5 years ago. It's absolutely ridiculous. Overseas and overeast buyers have completely inflated the market. A single story house on another street alot smaller than mine sold for 1.05m. You know what fine I'll list my house on the market then if people can inflate and charge what they want 20 million dollars. Let's see who will buy it then. You can literally buy 3-4 houses in other countries for what Australians are paying. Don't tell me about (not enough land) WA is the size of 5 texases. Also don't tell me that other places are facing this too. Other than Canada and the UK which are Commonwealth countries....Went back to the US (cause I have family and use to live there) and some people are making the same money they do in Australia and a house costs the 1/3 of what it costs in this expensive nightmare. Why Perth? Perth is beautiful don't get me wrong beaches are beautiful but the nightlife and things to do in winter sucks ass here nothing to do when their is loads of things to do in other nations. Get screwed. Thanks for turning Perth into a boring and expensive nightmare
