my family and I just stayed at the house to the right of this advertised property. There are bunch of coconut trees in the backyard unlike this one, also a deck for lounge chairs and umbrella very close to the beach.

Dear Americans, as an American expat living in Freeport, here is what you need to know: 1) Bimini is full. Don't even think about it. 2) Andros is completely untamed. Little infrastructure of any kind. If you want to be a hermit, it's beautiful there and there is plenty of fresh water. But not much else, even in the main settlement there which is Fresh Creek. The Abacos are further away from the US than Bimini, Grand Bahama or Andros. The Abacos are still recovering from Dorian so there might be some good deals there but if you want to boat back and forth from the US or even ship things over, its a far run. Eleuthera is for the elite. Prices are high. The Berries, including Chub are also elite-ish and too small IMO. The elephant in the living room is New Providence where Nassau is located. Nassau is where all the government money gets spent so it has very nice facilities and there are rich sections of town that are pretty safe. But outside the tourist areas it is the Chicago of the Bahamas:guns, drugs, murder, rape, you name it. A real $hithole. When people hear from the US state dept that "There is a lot of crime in the Bahamas", please recognize that "The Bahamas" is 700 islands and New Providence has 98% of the crime. Unlike the US where criminals can drive wherever they want, there is 200 miles of water between New Providence and Grand Bahama. Poor Bahamian criminals do not have boats. They cannot just drive over and spread their crime so easily. That leaves Grand Bahama island to talk about. The main city is Freeport and then there are settlements east and west of this city which has about 50k people. Whereas Nassau is a tourist town that is full of "attractions" like casinos and 5 star hotels, etc., Freeport is an actual place to live. It's laid back and it reminds me of California in the mid 1970s. It has everything you need and much of what you want. It has several pretty good (albeit expensive) hardware stores. It has restaurants and some dumpy casinos but it really is not set up very well for tourism which is a good thing if you want to live in a place. Freeport is predominately black Christian, an excellent combination of hard working, respectful people. It is a very safe city and generally very clean as well. There are no drug dealers or hookers on the corner. There is some homelessness but it is far worse in many places in the US and the homeless here leave people alone. They very rarely if ever pan handle. While goods and materials are expensive in the Bahamas since most of their tax revenue is generated from duty on consumption (AKA customs duty), labor is still very, very cheap here. Many people working in the local shops are making $7 or $8 an hour despite the high cost of living. Thus, if you want to build things and are willing to play supervisor, etc., the overall cost of building can actually be cheaper than in the US where labor is the lion's share of the bid. Freeport is also a tax haven and, for expat retirees, having no property tax on your home means that you actually own it (unlike in the US where men with guns will eventually escort you from your property if you fail to send annual property tax (tribute payments) to the government). If you are a boater, Freeport and surrounding areas are one of the best kept secrets in the hemisphere because the number of undeveloped deep water canal lots available at bargain prices is off the charts. And the water around Grand Bahama is beautiful, clean and clear. You can buy a 0.50 acre lot with an excellent concrete seawall on the Grand Lucayan waterway for $50-60k, many with utilities to the lot. Good luck finding that in the US. There are also turn key properties on the market in Freeport on the canal for $500k right now. This is an absolute steal compared to what 500k buys you in the USA. And in the USA that 500k home costs $8-9k every year in property tax that you do not have to pay in Freeport. Are property taxes in the US going up or down? You tell me.

Huge pool overlooking what should be perfect swimming, but when you look, maybe it's not, looks like a lot of seaweed. For that price, you could buy your own island with maybe 5 beaches to choose from and likely all pristine.
