I hear this project has financial issues. All contractors pulled off site. No on going works. Supposed to be a 20 year project, not a good start on one of the first builds. Sounding like a nightmare. A third sold but the rest may never be finished. Could they go bankrupt before they finish?

You make amazing videos and are always accurate in what you report. I get Stockport needs more properties, but it always seems to be flats. Worst still the rentals prices seem more expensive than Manchester city centre? I do however think the extra footfall in the town center will help the town center. (That's if they can afford to go out after paying the rent)

I agree with you in that there's lot's of cool things happening in Stockport which are for the better, but they should be building on enhancing their most interesting assets, of which of course the viaduct is a big one. Would like to see the council putting focus on developing to enhance it's features rather than hiding them. Smaller buildings with some squares at key points to allow viewing the viaduct in nice vantage points would be most ideal, but this sort of consideration rarely seems to cross their minds.

I’m glad to see Stockport improving. In the late 90s I had a part time job in urban art at the council for a short while. To say they were ‘pedestrian’ would be the understatement of the year. Obstacles were put in the way of everything one tried to do and anything out of the ordinary or ‘modern’ was viewed with the utmost suspicion. This extended to myself as I also worked in Manchester. My colleagues never ventured into the ‘big city’ despite being only a few minutes away and regarded anything or anyone associated with it as flashy and metropolitan! I recall discussing some of the new architecture beginning to appear in the city centre and the response was a ‘well, they WOULD do things like that in “that Manchester”’. Fortunately times seem to have changed for the better! 😂

The concept of mixing social housing with the private sector has never and will never work. The social housing drags down the value of the private sector. On the whole the private sector is far better maintained because the owners have equity in the property. Unfortunately the bus " service " in North Manchester is still rubbish in that it is extremely unreliable . If they turn up at all, that is . And the attitude of so many of the drivers is still horrendous and frequently extremely racist . So many of the drivers do not even bother hiding their hate and disgust at having to deal with white people . And of course the worst offenders are inevitably very peaceful - even to people of colour who are not " peaceful " .

Architect working on Manchester City centre projects here. On your question about why so much brick and not much colour, it’s to do with the current head of MC council planning department. He has a very strong preference for brick and is known to basically shut down projects with materials that could ’spook’ the council. So after a few planning consultations we’ve decided to just follow his advice and go with brick for now, until he retires next year. So expect to see more colour in submissions from next year generally. (I would note however that I support the move to brick being the standard again to create more homogeny in the city)

“The old, quietly swept away”. So true, Aidan, except that the current flood of development doesn’t feel so quiet: I’d describe it more like overwhelming (or, as you’ve heard me call the Simpson Haugh contributions, a plague of Japanese knotweed). At the prices that you describe, it is hard to believe that the rental market can support such rapid and massive expansion: are there really so many professionals arriving in central Manchester, or are these just investment opportunities? And where are the affordable options for key (and other) workers and their families? If this is where Collyhurst fits in, then let’s hope it is the first of many similar developments around the city centre - for example, Holt Town, which I read about a couple of days ago. So, yes please, do keep reporting on rental values; and it would also be very interesting to include take-up rates for the flats, if these are available, so that we can get a feeling for the viability of these buildings. On the subject of architects, the Island Office Building on John Dalton Street is a real standout: thank you, Cartwright Pickard! (See www.cartwrightpickard.com/workplace/island/). I really hope we will be seeing much more of this kind of sensitive, relevant and appropriate building work. (PS no personal connection.) Another excellent episode, Aidan: keep up the great work! 👏👏👏

Because ordinary working people have been successively priced out of the market to buy anything ever due to wage depression in real terms, devaluation of the currency and massive inward investment in property developments by foreign consortiums that has only been exacerbated following lockdown.
