I need help. I am currently looking to buy land with a house. I found a farm that comes with 81 Acres that hugs public. What are some amenities I should be looking aside from water and cover as it seems to be only timber.

Thanks for the video. Currently in OK but want to move to TN and do a small niche farm. I am looking property in TN to start a nich free range egg farm. Also vegetables. Any TN lenders out there that may be able to assist. Looking to use USDA if possible to get the farm started. Of course this would also be my residence and homestead.

Great information! I thought the conservation easement terms and conditions were permanent to protect land for future generations. So they can be altered after all?

Based on Jared's experience, I would say they can be flexible with amendments to the plan. The protection of the land is indeed permanent, but management practices seem to be somewhat flexible. I'd always strongly encourage to touch base with the local NRCS to discuss any ideas with them prior to a purchase to get a feel/idea.

1000 acres for me. I can set it up the way that i want to. Food plots, pinch points, funnel, box blind on crops, cedar thickets, creek bottom. Stands set up for every wind direction. I can let the deer grow to 5 to 7 year's old.

So: me and 3 others want to get together about 25 acres for a mixed use orchard and market farm with light livestock production. What would be the stuff I need to read to understand what can qualify? There isn't a glut of available land around here so we'd be moving into the area for the farm, would be my idea. Is that even a possibility?

@@StoneAgeDudemanGaming Yes - I would select excellent soils with great production, a pond or water source that is free, and great proximity to utilities. You have a lot of people in the 4H and FSA programs that would help you do it right but you will need some specific goals to accomplish in the first 5 years to grow a sustainable business where you can grow and expand.

Such a relatable topic, really enjoyed it. Im from Michigan and chasing all the same dreams as your guest there. We.just purchased 60 in northern Missouri with SE access and west access which was on my top priority list, also hunt SE ohio, have sold a few Michigan farms to get to where i am now. Love it!

Jake, great show, Jeff is right on with all his knowledge. I watched this show about a month and a half ago and took it to heart. I Started looking in Hodgeman County Kansas and found a quarter (160 acres) north of Dodge City that fit perfect. It has about 70 acres on a tillable lease and 90 on a pasture lease. Probably will do CRP program next year on the tillable and get that grass growing to give those deer some awesome bedding area.There is so much more I found out about the area by driving from Birmingham to Dodge City and just talking with the locals and surrounding land owners.But, Jeff is definitely on point about Kansas! Nothing better than buying a farm! It's been 11 years since I bought my first 40 at auction but I will never forget it. My pulse rate went up just listening to him talk about his auction experience 😅. 2 days before the auction my wife sat me down, had all the finances jotted down on paper and said look we can't afford it...... So I did the only sensible thing, I went to the auction at bought it.😮 I've recently asked her what it would take to get her to sell that farm and she said well I guess we would have to find someplace just like it.😎

Where did all the land listings go? Been looking for about 3 months ago and see lots of under contract/sold listings in the Gates, NC, Southampton County, VA areas for a somewhat decent prices. Now, absolutely nothing, and when something does hit the market, it is almost double of what things were just a few months ago. It is absolutely discouraging for people like me that have cash to buy but not willing to pay these insane prices. It's as if EVREYONE has $100's of thousands of dollars in their back pockets. Me and my wife just don't get it. 10 years ago if you had that much money cash you were king of the world and had so many pickings at your fingertips. Never in a million years did we think we would be where we are with real estate, yet here we are. Another major mistake we have made I guess.

Things have rapidly changed, but it sounds like you guys have laid down the foundation to jump on a deal that makes sense to you! The cash on the sidelines has been historically high the last few years. Stay patient and diligent and you'll find the right farm at the right price - thanks for watching!

We pass 2-3 year old bucks up constantly on our Illinois property. If the hunters would be more selective in Michigan and Wisconsin would have the monsters! Look how Wisconsin's doe tags worked out.

I got lucky and found a solid deal a couple years ago. Farmer selling his woods around a large ag finger in hill country. I jumped on it and got it for just under 4k an acre. It had been let go. I reclaimed logging roads, expanded a food plot, put cameras up, added strategic water holes and put some stands up. Sold it a year later for just over 5.5k an acre. I think a lot of it came down to due diligence in searching for land i could afford, luck with finding a spot, and hard work improving the property.

Is it easier to buy land through a business entity? Would you recommend a book, or video, or couse on forming a land investment company? Or should i not form a business to buy and sell land?

Great question! It depends on a variety of things. It's not necessarily easier to buy land through a business entity. A lot of folks put their farms into an LLC. I've always enjoyed Pat Porter's books about land. They're easy and quick reads.

This constant debt game of buying properties, trying to fix them up, then refinance them is going to eventually fall out. This is way way worse than 2009-2012 and people like this guy are going to be the one crying poor and filing bankruptcy when the whole house of cards comes falling down. I blame the fed for this stupidity. Ill be there ready to snatch up land when these people go bust.

Having a good buck/turkey farm 5 minutes from the house that we've developed over the years I can't imagine ever selling it because it would be so hard or even impossible to replace something so usable. I guess all this land flipping goes on when guys only find a deal that really isn't as usable due do distance. I'm a business owner and a little bit of a risk taker but I would have a very hard time creating such risk. I check the listing about everyday but boy deals around central IL don't seem to exist especially if they are advertised.

Paul Volcker did the courageous thing in the 80s to bring inflation under control. The comments from the guy on the left with a very poor microphone and a weak voice shows his ignorance of the economy at the macro level. Good thing he's in real estate.

For the purpose of sale?... Otherwise, the value is determined by the deed holder. Or, in the case the bank still has an interest in it - they determine the value, and of course don't forget your friends at the assessor's office. And for the purpose of leveraging equity, the value is determined by appraisal. Your guy is factually incorrect on many fronts.

Skips right. My dad never owned a new truck in his life. But he owns farms. My father in law cries about not owning a farm and missing out in the 90's and 2000's. But drives a brand new truck every other year.
