Thanks for posting a video about this. I don't know if putting a basketball stadium in the middle of Center City is the right move, but I agree that the area needs something to revitalize the businesses there. It's convenient that all the subways and regional rail have stations there too, so a lot of people won't have to drive to a 76ers game. It'll be a chaotic couple of years to demolish the mall and rebuild it, but so was building the Market-Frankford Line. People complained about Liberty One and Liberty Two being taller than William Penn, but we're better off now because of those projects.

The lack of air circulation is a huge distraction in the schools. There's around 50-60 schools that still don't have any way to cool the classrooms. It may not sound like a promblematic issue, but it really is very difficult to teach when students are boiling in the classrooms. It may be 90* degrees outside, but it's 100* in those classrooms. It's always 10-15 degrees warmer inside, so even an 80* day is still oppressive. From what I gathered by Jalen Hurt's contribution, about ... say 10-20 schools now have air conditioning, which is appreciated. As for year-round schooling they're only trying it on dozen schools. Don't really know how all that works, but the teachers and staff still leave at their normal. My guess is another set of after-school teachers come in and essentially just babysit? Anyways, thanks for your video.

Overall, PA is a great place for retirees because of the nontaxation of SS, 401K's, IRA, and pensions if you are over 60. I moved from the NYC metro to Phoenix to escape winter. Now I need to escape summer. I wonder if I could ever return to the cold winters of the Northeast. I get cold at 80 degrees now. :-) I am also looking to move where there is a substantial LGBTQ+ retiree community. The city of Philadelphia is probably the best for that, but I need to find out what that demographic is there and in the surrounding suburbs.

How about treat the buyers agent fee as a negotiating tool? Have your exclusive e buyer agent agreement, then have the buyer ask the seller if he would cover that fee laid out in the Buyer Agent Agreement

I lived in Philly in the mid sixties. It was an ethnic town then and wonderful. Law and order prevailed, live was good. But race riots were on the horizon.

People speak so low of Philadelphia school district but I must say we have some of the best charter and private schools. People who value their children’s education get to take advantage of these schools which is only available to those who live in Philadelphia!
