Depends on what your plans. are after you sell. Are you planning on buying another property. The good news is you're in the market so you go up and down with pricing. If you sell a bit lower, you should also buy a bit lower.

great question! median is the middle number, not the average, however with less closed sales overall than last year, you can conclude that it would push it somewhat higher. Thanks for the feedback!

Prices will eventually come back to Affordability or wages will eventually catch up. Or the powers in DC will create a bigger mess.

Great Job Troy. For all buyers and sellers I can tell you from our own experience that Troy and his daughter Jillian made selling our condo very easy and they have to be the most honest realtors I have ever had the pleasure to do business with. @@juniorcrandall8933 Great question! The answer depends on which market you're referring to, but typically, sellers are settling on a discount of 4% to 6% off the listed price. It seems like the trend of trying to push for even higher sale prices has come to a halt...for now, at least.

God I cant wait to move there permanently ok I was there last april walked the entire Charlotte harbor environmental preserve on Burnt store made the short drive to Myakahatchee creek enviromental preserve in North port the entire day did tons of fishing at Ponce de Leon park stopped at harpoon Harry's spent entire day at fishermans village and now the big one did a two day boat rental from holidaze and spent two full days out on the harbor 😁😎 fishing and getting a tan at my little beach on Cayo pelau looking at Gasparilla island and Boca Grande and that's only the beginning coming back this april for home hunting and more great times.

We enjoy your monthly recap. Median price as you know is the middle. So what has likely happened is a disproportionate number of entry level homes are no longer being sold due to high mortgage rates. Now the median moves higher on paper......... Or line up dominoes with the least expensive house sold to the most expensive. Pick the median dominoe. Now knock over 30% of the low end dominoes. Where is the median now?

Good point! I did do a quick analysis based your suggestion and the median was $625,000. In a separate analysis, I dropped the top 10% and the bottom 10% and the median was $540,000. [single family homes]

Thanks for your information. In a nutshell if the mix changes (of solds) the median price changes. Somewhat humorous, with a flood of 300K homes the median plummets and some panicking takes place. With a flood of 800k homes the median sky rockets, with the thought of one's net worth or equity increasing . Still look forward to the Stats.

Appears to be a very pretty house. But it looks like all of the houses in the neighborhood look alike, cookie cutter. Also, they put all of those solar panels on the roof. That did how much destruction to the roof and it also creates a liability because of wind.

An ideal "normal' market would fluctuate 5% - 7% up or down. August-September historically are our slowest time. If you compare this August to pre-covid August it is still busy.

The FED screwed up the housing market, by keeping intrest rates too low for too long. Until intrest rates fall or wages increase significantly the housing market has problems. Generally speaking entry level staying put. Move up market softening would be an understatement. Always have cash buyers, wealthy do as they please. I don't see a path to a crash(Dn 25%) 15% ish, yes, over 2 yrs or more. Decreasing prices revolve around Forced sellers not FOMO sellers. Great video.
