Présentement le marché est très compétitif. Même avec garant les locataires doivent souvent appliquer a 4-5 endroits avant d'avoir une réponse favorable d'un propriétaire. Souvent ceux-ci sont demandés de payer 4+ mois de loyer a l'avance

Fun fact: it is illegal for the landlord to have asked for 12 months in advance. You can offer, but they can’t ask.

I have never seen anyone sell their home without lying about the condition of the roof. Insurance companies aren't giving any deals on roof replacement these days. They're charging $2,500 deductible on top of your standard insurance deductible on hail or wind damage, even if the roof is brand new. They also are depreciating roofs at the 10 year age. Meaning, you'll be paying the lions share when you contact your insurance company. Purchasing a new to you home? Always insist on having the roof inspected by an independent contractor before entering into a contract with a seller. You can then tell the home owner to you want an allowance if any expected roof depreciation comes up. Especially if the roof is over ten years old.

There is no distress sellers because banks are extending amortisation period up 35 years even more! This is insane! They want to keep prices high at all cost.

Yea, bit strange that in 2023 this can happen. This property had more than one tenant and internet was too slow for one satellite internet account. The landlord actually had two connections at a cost of about 300 a month. About 50 meters away there were neighbours with cable or fibre optic.

The bottom seems to be in now. Markham, Richmond Hill, Stouffville and Unionville are seeing bidding war with everything going over ask. Nova Scotia prices are spiking over 4 percent the past 2 weeks. Prices firming up in Toronto more than 50 percent going over ask.

Thanks for the comment Parker. Are all of these areas seeing low inventory? Sales in Ottawa are still very low. It seems too early to call. We will have to see if this demand continues with the usual increase in new listings that we see in the Spring time.

What's the situation if it's the owner occupies this as primary residence ... but also renting part of the property (e.g. the basement) to another family? how should that be declared?
