1. Location details given in this video, are too optimistic. 5 mins connectivity to all the “High end” locations you mentioned, is not possible, looking at the road condition currently. 2. It is Wadgaon Sheri, while the price quoted is that of Kharadi. 3. Sainath Nagar Chowk - is a nightmare of traffic, most of the day. 4. The narrow road you showed in your location video, is so narrow that 2 cars can’t even pass at the same time. 5. The current price in Wadgaon Sheri is about 75-80 lakh for a 2BHK. Calling it “Central Kharadi” does not justify a premium of ₹35-40 lakh!

Let us fix You 1. Location have Pincode of Kharadi so technically it is central kharadi. 2. Pricings is quoted as per carpet and this is just quoting price so there will be discounts. 3. Sainath chowk is nightmare because of Mundhwa chowk cluster sending havoc to kharadi. And FYI new metro is station is exact on sainath Nagar signal. 4. Narrow road where we have done shoot is backside of project near Kumar Primavera. Main is of 18 mtr where you can easily pass your 4 cars at one time. 5. You must have seen 700 sqft in 65 - 70 lakhs that to years ago. In this project you're getting 880 sqft of 2bhk now logically rates as per carpet area you get. And we are not calling it Central Kharadi, developer himself branded it as central kharadi and every other project on that is called in Central Kharadi. Good Luck to you buddy.

That concern is already resolved by director of Vilas Javdekar Developers. They are giving two commeting roads for that they have officially signed MOU with Government GR.

There is no connectivity behind Yoo villas..Do not spread false news. That road is blocked customers cant use that road.Only connectivity is the double lane road which is also in a very bad condition.

@@SqftXpert For the last 4 years that road is coming up.Even after 5 top builders involoved and project spread over 175 acres of land they couldn't build a simple road which can connect to the township from kharadi. The present road condition is horrible potholes single lane no security no lights.

In next 4 years that area will be the most prime location in that area. Rate wise this is steal as you wont get such premium project at that rate. Its wagholi so called upper kharadi but that belt from orozzonte , panchshil gera lodha hines and vj will be highly developed sites. I see a lot of comments for road issue but thats already sorted out. Road access is sorted out. Be a smart buyer and overlook road issue people are mentioning because connectivity is not an issue here. Early Phase 1 buyers have already got 14 percent price appreciation in 18 months. I am not representing anyone and just someone who invested in phase 1 at launch and have good knowledge about punes real estate. And for those who now say its still wagholi should definitely research about upcoming developments in left and front side of VJ/kohinoor.

But what you're saying all depends on the commercial infra comming along that zone. But there is no update on the hines it park. There is no progress there at all. I heard people say that the it park is cancelled. What if these big it parks don't come there. Then what? This is my concern. Do you have any idea if eon phase 3 and hines is coming there for sure

We have bought a flat in Phase 1 of this project in Aug 2022 and yes there had been issues in connectivity to the project. We were only able to visit twice since finalising the flat - once during booking and second time during the mock view of the flat - both times via Wagholi only as the Panchshil road was already blocked. There are quarterly meetings set up by VJ team and there was one on Saturday - Oct 19, where they had mentioned about the phase 2 launch for Diwali. During the meeting in Aug 2024, it was mentioned by their team that there are 6 proposed routes for the connectivity to the project and they are trying their best, and they had setup meeting on Oct 19 just to give 3 major updates - out of which the most important one was the road connectivity - saying the agreement has made with the other builders for 2 of the connecting roads - both from UBALE NAGAR and the road construction is in full swing - it will be ready by end of March 2025. The road next to Lodha, which is currently closed will directly lead to VJ and the second one is a little ahead on the Ubale Nagar, parallel to the Panchshil road. (FYI - these are not verbal agreements - but they shared snippets of the agreement copy as well) So go ahead and check out the project. We as existing buyers were also feeling trapped but now the matter has been resolved. They had to solve this or the new phase wouldn’t have gathered more buyers.

What is the status of hines park and eon phase 3. I have been hearing from you guys since long that hines is coming soon but there is no activity there at all. I don't have concern for the road connectivity to the project. I believe if the commercial infra arround the property is developed the roads will definitely have to be developed as well. But there is no update on the status of hines it park and eon phase 3. Hines seems to be a madeup lie to extract money out of customers.

@@daemona6970 Hines is in corporation with Goel Ganga group which is spread over 40 Acres but the catch as you won't get soldi development details until that developer have applied for Rera. And for IT Parks, they don't need Rera approval as all the space goes for leasing on their own ownership. As of now, we can say everyone is struggling for Environmental Clearance in Pune. But still we can see some construction is going on land parcel which is behind Panchshil Towers. About Eon IT phase 3, so the road which for this project goes is from their own landparcel which is spread over 100+ Acres on which they are developing all ecosystem before they start their Residential and commercial development.

Disclaimer : We are not Forcing anyone to buy in any particular neither we are getting biased towards any developer or development. Presenting everyone actual Facts. Considering Everyone's Concern about Roads and Connectivity Issues for Now. There is no concept like renting the road and taking away from it later on. If DP sanctioned road is going from someone's land, they have Full right to block it until there development is done. Example - Riverfront Road connecting to Mundhwa chowk was blocked for 2 years where land owner basil group was constructing their commerical Project. Like wise when construction is going on, no one is allowed to enter that premises. If something wrong happens to anyone, that contractor is hold to responsible. Addressing current status of that road , old Nala beautification has been done, complete bridge work has been done. Cement pavement road is going on. Developer have said by 24 November they'll take everyone on site to see by that road. Meanwhile they are full focusing on construction and Early delivering before time. Have some patience for some more days. And those who are asking legal documents and proofs, No one liable to display what deal they have done with local politicians to fix this concerns because this whole drama started because of them. If they have commited about road, they'll get it done before people come to stay their. If anyone having similar questions again, inviting you be on site office for same where we can discuss same concerns with Developer directly.

you are waring VJ's t-shirt, giving information of the project which is away from your current video location (no ground reality video), location tour you shown is incomplete can we trust you? also if you trust Developer as they said "by 24 November they are planning to open road for all" can you make a full video with proofs informing road rent or completion, beatification plan? street lights? concrete road plan? etc

Hello, if you are still concerned about connectivity now, VJ developer director Sarvesh Javdekar have clarified about upcoming roads. They have signed official MOU with government GR. As always said we do not endorse something that is negative for customers. It's just some people who don't have patience for it and start mocking developers who is working for them itself. Meanwhile our community which tries to be medium for customer and Developers get blamed each and every time. Hope this will satisfy your concerns.

Bhai for phase 1 road from Ubale Nagar is taken on rent basis. Now that road is block since 2022.Nobody was allowed to use that road. Now for phase 2 the same road is taking on rent basis also. This is totally fraud . Phase 1 owners are under tension because of road connectivity from Ubale Nagar. This is total cheating with peoples.

And why panchshil like Developer have impact on their brand value for peanuts of said rent thing? They are constructing it and have full authority to block until they complete as per Construction site rules. It is Developer whom should have communicated to you in first place incase you're their actual homebuyer.

Before buy this project please check Ubale Nagar road connectivity. Maybe they rented the road for few months to sell the phase 2. After that maybe no access this road because phase 1 buyer’s face this issue. Also, builder not providing any official communication to home buyer’s to provide road access from Ubale Nagar. Please careful to buy this kk & vj project.

Buyers please be vigilant and ask for all the proof and that too in BLACK AND WHITE so that you are protecting your hard earned money... During phase 1 neither VJ nor Kohinoor informed about the road being on rent... These Sales Team and Channel Partners are just making their money by telling all the positive points and not informing the major issues like roads and any kind of litigation (if any) that may arise in future and buyers and society will be left to tackle those issues.... Please do thorough research before investing... The Kohinoor CRM team is the worsted team... Very very unprofessional and least bothered about the customer and their issues... Just imagining if it the situation before giving the possession what will be the situation once they handover the flats...they are not going to even listen to us...very very sad disheartening experience with Kohinoor group and their CRM team....Your well wisher

Kindly tell Maha Metro and PMC to stop renaming that areas metro station as Upper Kharadi metro station. Upper is just word that represents extended part, though on paper it is Wagholi but you're enjoying all benefits of Kharadi's ecosystem. And apart from ubale Nagar road called upper kharadi is the only area which is benefited that's why its renamed as same.

Why you guys feel by selling 80 lakhs of property, every other broker will millionaire, hardly lakh rs will earn someone that is literally peanut comparing marketing expense they have to bear. And honestly you guys don't have patience when Developer is yelling that he will give Road, give them sometime. If they don't take their towards reality, everyone can go to MAHARERA for complaints. Real Estate is about patience and this road road road people literally impatient. See Township homebuyer are not yelling like this kidhar hai road rent pe hai kya road. When its right time it'll be ready. And everyone is here to earn, homebuyer want appreciation and Developer want sales. And if you feel brokers are not good, try buying directly once, no one have issue about it.

For selling they will goto any length to fool customer. For Phase-1 launch - dekho road ja rha hai, Microsoft aane wala hai. Phase 1 customer : Take my money. Reality: Nothing came on ground even after 2 years. No questions, Queue is inevitable. Customer needs to understand whatever deals happened between local politicians and them, they are not liable to disclose. But what they have have committed to customer, need to be fullfiled with priority. When Developers is saying Road will be open by 24 November, why people can't have patience for it. And what if Road is opend, will all this reviews turns in positive? Once road is connected, yahi log hai jo bolegee real estate thoda risk toh lena hai. Those who mocked, will miss the returns . Be it any investment, real estate is all about patience and timing. Last we are not forcing anyone to buy any particular we are not based towards any project or developer. No need to invest where huge risk is involved. Anyways after road the prices will not rise tremendously because it is Wagholi after all - pin 412207. People are demanding road to Kharadi for convenience while travelling to Kharadi/Magarpatta. Those who want to buy must insist for facts on ground. Already cases of rough experiences with security guard when people tried to visit under construction road.

Yes, it's totally upto to homebuyer choice to decide where to buy and are pillion to guide in that buying rides. Second point panchshil won't allow anyone to enter when construction is going on because that's against Rera rule. Also once road is opend, trust me that road is one of most beautified till date in entire locality. Appreciation is inevitable sir, real estate pricing in Kharadi never stays same that's the history, take views from last 20 years.

Upcoming metro station, upcoming developments of IT parks over 200 Acres, multiple luxury residential developments in your said Upper Kharadi, technically Ubale Nagar, Wagholi. No one is fool to commit anything without strong backing of developments. Try to be optimistic when buying in real estate and choose worthy developer. Else there are people with such mindsets who are still searching from last half decade and go on.

Are you from VJ? Have you visited the site? The road you showed doesn't connect with the project? The current road is from Wagheshwar temple and there is no current connectivity from Ubalenagar road. To all the buyers out there just try to speak with Phase 1 buyers , the earlier road which was connected from Ubalenagar road doesn't exist now and this is private road and owned by Panchshil developers. Many people are saying that this was rented by VJ and Kohinoor. When I inquired about the road with VJ officials they said the road issues are sorted but when I asked can you show me the evidence of the road being purchased or on lease they denied. I also asked if they can give me on writing about the road that this would be delivered as they are promising now still they denied. And to the video creator atleast highlight the issues at the site rather just promoting the builder, you haven't mentioned a single word about the connectivity....

Hello, Appreciate your efforts to highlight the issue which was sorted out. To clear all hearsay and rumours, there is thing called DP sanctioned which is not anyone's individuals property. Later on for Panchshil group they always make roads with their own money and get benefits with TDR for other projects. So ultimately that will be benefited to homebuyers only. Last important thing, just to sake of 500cr sale, No Developer would risk their 20,000 Cr brand value at stake. Real estate is all about patience so have some of it and those who bought have enjoyed 20 Lakhs of appreciation in less than 16 months.

Yes Sir, because for now panchshil employee don't allow outsiders until they finish their construction work and later on they'll open for public. We do not endorse any particular developer just for sale sir, This will be one of the best beautified road kharadi have even seen. Just wait till 24 November, they are planning open for public.

All fake reviews and comments just to hype up the sell... Buyers please be vigilant and ask for all the proof and that too in BLACK AND WHITE so that you are protecting your hard earned money... During phase 1 neither VJ nor Kohinoor informed about the road being on rent... These Sales Team and Channel Partners are just making their money by telling all the positive points and not informing the major issues like roads and any kind of litigation (if any) that may arise in future and buyers and society will be left to tackle those issues.... Please do thorough research before investing... Your well wisher
