Yes, the HOA fee is about $175/mo now, but expected to be around $275/mo when the clubhouse and gate is complete. The CDD is about $1,500/yr. Contact me direct for more specific info. Homes are selling there. [email protected]

I lived there for 25 years and never wanted to leave. I now live In Minor Hill, TN back in January there was a ice and snow storm I was stuck at home for a week I could not go to work until the ice on the roads were completely melted I asked my mama if she regretted moving to TN and she said yes

Let me ask you a question I am in Palm Beach County right now I have a CPR first aid training company and my main clients are small to mid-sized businesses. Are there any business Parks or office parks in Melbourne that are a decent size and and what is the Commerce situation like. I am a Palm Beach County right now where are the possibilities are endless so I want to make sure Melbourne also presents a good opportunity.

No HOA but your homeowners insurance is 10k per year What a joke. Florida housing market is done with HOA fees,Homeowners insurance through the roof and state taxes getting higher each year. Only a foul would buy in Fl.

20% of the residents in a 55 and older community can be younger than 55. it is discrimination law to not allow the 80/20 rule in this state to take effect.

Yes, a few have left the downtown area. I go there all of time and have no problem, but there are a couple of streets that aren't the greatest.

I'm very interested in Heritage Isle (built 2004 - 2017), but a bit concerned that the HOA (currently about $1100/qtr) and the CDD ($1650/yr) might spiral out of control as the amenities and infrastructure age.

I'm planning on moving back Florida on October 2024. Can you help me with some good and safe apartments in the Palm Bay area that are income restricted. Hi William, of course, no one knows for sure. Many expect the market to soften over the next 6-12 months and we are seeing more inventory coming on the market, but as soon as interest rates drop, we believe there will be another rush of selling and buying which will probably drive up the prices again. Let me know what you are looking for in your move here.

You mean the place you don't own your own property. HOA owns the land you own whats inside the house.

@@livinginmelbourneflorida321 The developer owns the property in HOA. HOA just seized a house for $200 in fines. You have to be told what color to paint your own house.

We like your video, and we did go to Adams. We did not choose the preferred lender but what happen to us was a nightmare: Before we purchased, we verified with salesman Alex Lapine that we could use our Space Coast Credit Union. Alex said that we could use our credit union. As deceased wounded warrior and honorable veterans' family we applied for and qualified for military hero's loan with our credit union. Our hero's loan was approved, credit union provided multiple preapproval letter to builder, we locked in our rate, credit unions appraiser reached out to Alex to gain entry to home and appraisal done on 03/20/2024. The only item needed was the CO certificate of occupancy which was delayed to due electric company needing to install line. Co was finally issued on 4/17/2024. That is no way the fault of our credit union. Credit union reached out to Adams for copy the "CO" which was only item needed to close on 4/30/2024. Adams home office refused to provide CO and stated they did not know we were using credit union. They demanded we change to their preferred lender. Their preferred lender requested we pay $6000 in points to get an interest rate that even higher than our hero's loan rate. We did not have $6000. We were then threatened by salesmen Adams home and his boss that we close with on time with preferred lender or be sued for $25K We had to close with Adams preferred lender and now have almost $500 more a month mortgage and their preferred lender caused us to close 2 days late. I do not know if Adams main Corp office knows of this activity or would condone this behavior to any military family. As a senior citizen this was our first NEW house ever. Our financial institution lender wrote Adams office and explained we have been working with them since 09/2023 and they have also spoke to Alex Lapine. Adams office still refuse to let us use our hero's loan.

Thanks for watching! Carpet is the standard choice in this location. With some builders you can upgrade to wood, tile or whatever you want. Some buyers want to keep the price as low as possible so carpet may be their best option.

I don't think your portrail of the weather was accurate. The really hot months are June through September. October through April are excellent. May y can go either way.

Thanks for watching! No I certainly don't agree. There are sketchy areas in almost all cities and Melbourne has some. But overall, we go to the downtown Melbourne area all the time and never fell bad about it. That's my opinion.

Property taxes will vary of course depending on the value of the home, but is generally about 1.2% of the property's assessed value which is lower than the actual market value of the home. If you are smart you will never buy a home in the following areas 1. A deed restricted community or as they call it an HOA community 2. Never buy a Condo, 3. never buy property by the water

Rick people have a saying and it goes like this ---- " I can afford to buy this multi million dollar property, but the monthly upkeep is to much. Also Hillsborough county is one of the highest tax counties in the Tampa Fl.

Unless your rich DO NOT move to FLORIDA and here is why Home owners insurance has skyrocketed I know of one person was paying $2,400 per year and after hurricane Ian there Home insurance bill went to $9,000, and if you have solar panels on your roof home insurance companies are not renewing your policy. Now lets talk auto insurance it has sky rocketed as well same family one car no point on either driver good credit history no tickets and they are retired, there Auto insurance went from $1,100 per year to almost $2,100 per year. a lot of older retired people who have there home paid off are going bare (which means they have no home insurance because they are on fixed income and just can not afford it. also Condo owner are leaving condo's at alarming rates in 2023 22% of Condo owners wanted a buy out of there building by the owners in 2024 it is at 18% and climbing. just to give you an idea one condo assoc. asked each condo owner to pay a one time assessment fee of $175.000 dollars. and to top all this off anything south of the Tampa/ Clearwater area will be under water permanently by 2045, that is just 21 years from now Miami, the keys all under water due to sea level rising and this is from NASA & NOAA

20:14 Those houses aren't selling. And D R Horton homes have some terrible reviews. Not to mention there are a lot of home builders putting fake sold signs in the yard to make you think they're selling.

I spent my entire life in Brevard, mostly Melbourne. I wouldn't trade growing up there for anything. I was there for 47 years until I moved in 2011 to be with remaining family. My daughter was born at Holmes Regional and went to Eau Gallie High and graduated from UCF. David your name sounds so familiar I wonder if we knew each other maybe back in the 90s. Thanks for watching! Hurricanes can threaten us every year. About every other year we get a close call. The last hurricane to go thru our county however was Hurricane David in 1979. So we haven't had a direct hit in a long time thankfully.

Sounds like the town is not worth the money. I was gonna bid up to $550,000 on a quadplex today and after reading the comments realized “am I out of my mind” interest rates at 7.5% that means the values should be half what they asking not more we are just desperate. I’m literally buying a property knowing it will lose value the minute I buy it cause there is nothing here in Palm Bay! Nothing 😅 so I’ll cut my offer in half screw that I’m no fool the real estate market is in crash more no matter how many people may be moving to florida many are leaving also! California is down 30% in home values what makes Florida special a report says it’s sinking and will be underwater soon! WTF 🤬 and I thinking 😂
