Hey Gray! Would you not say that Medical/Health industry is a huge driver of the local economy? There are tons of very large hospitals in the area: UAMS, Baptist, St. Vincent's, AR Heart Hospital, Children's, VA, etc.

Currently, the market is saturated in The Smoky Mountains. They have overbuilt the vacation rentals. Even though it is the most visited national park, it's not the best place to invest at the moment. You don't have to have another contract for the furnishings of the unit. That is included in the purchase agreement. Your real estate agent takes care of that for you.

For new real estate investors, this is the way to go. Owning duplexes or triplex is getting more difficult with tenants bill of rights that favor the deadbeats, then there's section 8. Going forward, my 1031 is going into this concept.

Great information and advice! Especially now that the Corporate Transparency Act is requesting the end of anonymity. I believe as of 2025 anonymity in the corporate world is gone. In the Hybrid Model, the Bridge Trust construction, one uses an Asset Protection Trust in the Cook Islands. If one transfers all the funds - which should be greater than $1 m in your words - a question arises if the money is really safe in the Cook Islands? In that construction, is it possible to have the money in US bank accounts?

One of the things RS should consider is putting together a list of attorneys/tax professionals who people can access in every state they service. It would help a great deal to have properly vetted people clients can rely on for dependable advice.
