Is that how it works? Doesn't depreciation work by recognising the cost of a long term asset within a given time period, effecting it's residual value within its expected useful life expectancy, and isn't actually something that can be offset against income? I don't understand.

Hi there, thanks for your question! You're right that depreciation involves recognizing the cost of a long-term asset over its expected useful life. This process helps businesses spread out the expense of an asset, like real estate, over the years it is in use, rather than taking the full hit in the year it is purchased. However, in the context of real estate and taxes, depreciation can indeed be used to reduce your taxable income. When you own investment property, you can depreciate the building (but not the land) over a specified period-typically 27.5 years for residential property and 39 years for commercial property in the U.S. This depreciation expense is deducted from your rental income, effectively lowering your taxable income each year. So, while depreciation affects the book value of the asset on the balance sheet, it also serves as a non-cash deduction that reduces your income tax liability. I hope this clarifies how depreciation impacts both the asset's value and your taxable income. Let me know if you have any more questions!
