I live in alkimos and absolutely love the place we had our house built 8 years ago and couldn't have been happier, we are a stones throw from the beaches, i do feel for 1st time buyers tho, the property prices have gone through the roof.

Every time i hear the word Alkimos i remember the haunted ship wreck. Not sure if its still there but there was alot of strange sightings year's ago from that wreck.

Great video, I don't think most Australian's & West Australian's are aware that Mark McGowan sold off Landgate at a loss & we now rent it back. Also your physical Land Titles were made null & void & are now historical documents as they have gone digital. The only way that you can prove you own your land is through the digital system, which is all just data & 40% has been sold to a foreign company. Please follow Rod Culleton he is going around Australia & explaining what our lovely Government is doing. Also in Queensland big chunks of land are now going under Native Land titles so you will not own your land or have any claim to it. This is how the NGO's (Non Governmental Organisation's) will take your land.

Hi mate, Wondering if wall insulation is somehow added to these homes in perth. it appears that double brick is a common theme? I east coast so I have no idea about WA

Hi David, at the moment it's not a requirement to have cavity wall insulation, however you can opt to have this put into your home if you like. With the NatHERS 7 star (or equivalent) requirements coming into affect soon I think we will start seeing it more and more as standard practice.

Nice video. The one thing that I would like to see from all builders is with the size of blocks these days leaves next to no room for a shed. Why cant start seeing design with roof attics

Thanks Troy. I agree, it would be really handy to have and I've seen a few people incorporate roof storage into their homes. It's all a matter of cost at the end of the day, the price of both land and build has gone up so much, for many it's hard to afford even the simplest home.

Im a local Architectural Designer & Draftsman in Kinross and I have noticed a big shift in the past 18 months with clients choosing to do owner builder homes due to the cost savings. Engaging independent structural engineers and building surveyors/inspectors to inspect each stage of their works for peace of mind. Interesting times.

Why would you not put a 100 mm cut at the corner and make it work half bond , weird to me as everything else looks good , confused i work in the uk but i guess its how you guys do it over there , different strokes for different folks i guess 😎

The reason they don't do that is because there would be too many cuts at the corner due to the size of the brick. This is standard practice here in WA.

I disagree, but that's the beauty of building, you can make your corridors as wide as you want, and when you do someone will comment "waste of space".

@CemDuru all you have to do is cut the Damn corners to make it half bond. 😒 I've done it many times to make it half bond even with jumbo brick that run on quarter bond for the strongest and beautiful Damn walls that you have ever seen. You are a rookie who Don't know nothing. It's exactly like laying 6 and 4 inch block on half bond with corner block cut off to make half bond.

You are correct, you could do what you are suggesting; however, the builder prefers to have fewer cuts around the corners for aesthetic reasons. Whether it’s three-quarter bond or half bond, it won’t impact the structural integrity of the home, so it’s a matter of personal preference.

@CemDuru you're not from Texas either. The superintendents demand half bond on everything from modular brick to the 9 inch brick to 4 and 6 and 8 and 12 inch block. Don't you know how to make all of these to half bond? There's a lot of difference between a home builder and a commercial superintendent as well as a house or business with a veneer wall because the commercial buildings are load bearing walls that are reinforced with rebar and concrete. I have done both kinds for 48 years, and there's a giant difference between the two.

Nice work mate👍 can I ask how many Practical Completion Inspections you have to do in Perth? I was told it's 2xPCI's by a well-known builder in Perth. Cheers

Every builder is different, HG have one PCI completed by a 3rd party inspector before key hand-over, however you're more than welcome to hire your own inspector to complete as many inspections as you like through-out the build.

@CemDuru Thanks for the info, mate. I believe our builder (PD) requires us to get 2 independent PCI inspections so that it gives the site supervisor a list to work to complete before handover (PCI 1), and another inspection to make sure defects have been rectified (PCI 2), freeing up time for the site supervisor which then would save them time and $$. Just my opinion. I guess 2 would be better than 1.

Yes, you're right and of course the more eyes looking over the work the better, it just comes down to how much extra you want to pay for the additional quality control. Some people are happy leaving it all up to the builder and others have an inspector through at multiple stages throughout the build.
