If the buyer is requesting the seller to pay both the buyer and seller compensation then on the RPA you would check G3 - seller agrees to pay buyer obligation. If the buyer will be paying then there is nothing that needs to be checked. Hope that helps!

There is one purchase agreement and many addenda. The default is “as is” but everything is negotiable.

Could you clarify which address should be listed on the Buyer's Investigation Advisory form (part of the BRBC bundle)? Is it the Broker's address? I'm unsure what to include in that section since a specific house hasn't been identified when the BRBC is presented before showing homes.

No property is required there, your buyer will sign again when the property is identified. This is just an advisory, so it needs to be acknowledged even before a [rp[ertyis identified.

My menu of services starts at 3% for full service and adds on depending on the services we add on. Usually it would have to do with marketing. For buyers it is how much work I am putting in to search for them, for example direct mail to a particular area, or helping with moving expenses, etc.

This is a good question. I don’t know the answer but my guess is that since they have an agreement signed with the other agent you would work with the other agent to determine compensation. If they have no agreement signed with the other agent or you, you would need to get one signed before showing.

It depends on so many factors. Making an investment with literally nothing out of pocket can be done, but you have to know the right people. Go to investor meet ups in your area to start meeting people who have done it and see about partnering with them. If you are bringing nothing to the deal, you have to be prepared to offer time or knowledge, if you have none of these, then I would study up!

But, for someone who is NOT a realtor (and acting as the listing agent with 3% commish), selling at $531,000 I would have walked away with $118,470. With a DP of $118,000 I would have to come up with the other $17,000+ for closing costs for the new house (are you also acting as buying agent? Are sellers paying your commission?). FED says they MIGHT lower interest rates in September by MAYBE .5%. How much will that actually affect the mortgage rates in the short term. How much do you have to pay to REFI?

You’re exactly right. Which is why we have to focus on *nothing but net*! There are going to be fees that are different based on location, house type, agent fees, loan fees, etc. A consumers job is to figure out what works best for them. 👍🏼

This isn't complicated. The buyer simply has to call the listing agent and then tell them BTW I understand your commission is negotiable and I also understand you are no longer obligated to pay a buyers agent half so your max commission if I buy your house is 3% right?
