I think unfunded searchers need to shift their focus from "no money down" to "how can I raise the cash injection?" I recently spoke with a buyer who bought a business out of state with "none of his own money", 100% cash purchase (no debt) by doing a sale-leaseback on the real estate (signed a 25 year NNN lease), the sale of the real estate provided more cash to the seller of the business than they would have gotten by just selling the real estate with the business, so the buyer's only out of pocket was due diligence expenses and personal expenses related to travel etc to make the deal happen. So maybe you could do a video on "how to raise the cash injection" or "how to raise equity for a purchase" (including partnering with others who HAVE the credibility to make deals happen, etc)?

So the only way Don the conman can become a success is through lying, cheating, and stealing. However, this way of doing business will come to bite one in the ass. Just ask the next US president, who still owes the state of New York over $500 million for tax frauds, insurance frauds, and bank frauds.

I don’t do laundromats. The industry is notoriously shady, and they have no resale value. None of my students I ever bought one. Which SBA institution is lenient on giving a loan of 15k with a fair credit score? Co-signers are not an option & the business is pretty residual with a client base & I have plenty of experience. Great question. No SBA lender I know will take a loan that little. You might have better luck financing it with your personal savings. Why is it only worth $15,000? What is the Narine income and seller discretionary earnings for this deal?

Thank you for your response Leo. I am interested in buying a non surgical hair replacement clinic which the owner is retiring after 10 yrs. Her asking is 125k Cash flow 80,935k Gross 252,698k FF & E k10 Rent 2,185 Lease expires 10/25 She has a loyal clientele & I was looking to put 10% down & the SBA would be for extra capital. Or I can hope the business does what she says. & bring it to the next level. I haven’t seen her financials yet

On paper, the deal looks good. Low multiple of seller discretionary earnings. Challenge will be getting tax returns and having those being approved by an SBA lender. A lot of SBA lenders don’t like deals so you’re gonna have a hard time finding an SBA lender who will do that deal. If you need any help from my team, please reach out email me at [email protected].
