May I know how to have one lease for multiple individuals who live in the house when their lease term is different? It sounds reasonable and effective so I would appreciate the details on how it actually works. As for the home insurance, can it be one paid by the landlord or each student need to buy their own home insurance? Thanks a lot.

Does the property need to be paid off in full to do a VTB? Is this any different than "seller financing"?

No. The property does not need to be fully paid off, but it should have a substantial amount of equity. Seller financing and VTB are the same.

I like this presentation - it is a very good secret. Thanks for showing it. We did this type of investing from 2007-15. It was the best growth program we entered. But, there is a lot of work involved. I read Greg's book and came to the conclusion that he may never have engaged in this type of investing - just a speculation. It was still a good read. If you are doing 1st mortgages for borrowers unable to secure a mortgage from main stream lenders, then you are much safer as there in no one in front of you on the loan. But your returns are not that great and you need a lot of capital if they are looking for +$500k. Real estate investors are the best to work with as you can do short-term financing (less that 12-months) and earn very good returns as a 'Hard Money Lender'. Everyone wins here. If you are lending on a 2nd (or 3rd) mortgage - look out! You can make fantastic returns (>20%) but you will be engaging in 'Power of Sales' to recover your monies on some deals - risk is much higher. That takes considerable financial strength - not to mention some nerves. Your lawyers are your best friends and they do this type of investing also. We did 10-12 deals a year, with about $1M out at any given time on 2nd mortgages. There is a lot of set-up to make this work. Find a good mortgage broker to provide deal-flow and work with your local REIN for investor deals. Now that we are retired (and more experienced) we plan to re-enter this space to diverse a bit more. Olympia Trust and Community Trust are the only ones in Canada still providing the Trustee service, that I know of. TD stopped about 5-years ago. Mortgage Investment Corps., are a good alternative as well - look up Pro Funds in Ontario. It simplifies the process if you have substantial funds to place.

My mortgage is due for renewal 2021 I am 64 can I set up to borrow from my rrsp to pay off the mortgage and pay rrsp back instead with interest but not de register the amount $30,000? I rather pay my rrsp interest than the bank

Current student in a student rental now: Facebook housing groups/ groups for grad students at my school are how I found the company I am living in now. Also make sure you show up on google and consider facebook ads. Some schools also have pages specifically for students looking for housing and roommates. When you do find tenants try to see if they have younger friends that might want to live in the house the next year or if they can help you advertise.

There must be a way to invest your rrsp money in a non-profit or cooperative? That doesn't seem right that you can't use your own money to invest in your own business . . . this would mean that you are ultimately responsible for the fate of your own money -- is your own skin in the game!!!

Yes. You can lend your RRSP funds to non-profit organization. Make sure it's cash ready. Set up an account with Olympia Trust. Lend them your funds secured to real estate and give them a great deal on the interest rate. Voila!

At the Real Estate Workshop I attended, they spoke about buying 2nd Liens upon foreclosure, but they didn't tell us how to go about buying them or what strategy to use to maximize the profit. Instead, they hyped the product and only offered further training only if we opted for the $31,000 training package!

VTB are usually only work with investment properties. Single family dwellings can be done but it's very rare. I would suggest to create a off market marketing campaign to find motivated sellers. That's your best bet for the situation you desire.

@@TravelGuruTGTV Narrow down onto one market. A buyers market would be ideal. Just knock on doors, drop off yellow letters and put up "we buy home" sign. That's the basics.

There is an abundance of old bungalows with wide driveways and side entrances that need some TLC and I am hoping to get a few VTB's and then get private funds to add legal accessory suites in the basment and then ideally (re)finance with an A lender. Thank you. Keep it simple. It's best to use a trustee that knows what they are doing. I could not imagine the work involved dealing with the government to create your own trustee enterprise. Call me and I can tell you the simple process to take.
