Is it worth it to payoff the pid early? Does this really affect appraisals? Not sure if it would help value upon resale since its still compared to other subdivision homes with the pid.

As far as I know, starting from August 17, we will no longer be able to see seller compensation in the MLS. My question is regarding the RESIDENTIAL BUYER/TENANT REPRESENTATION AGREEMENT: how should we specify the commission amount in a way that makes the buyer comfortable signing the contract? For example, can we mention that if the seller pays the commission, the buyer doesn’t need to pay? However, if the house I’m showing is one where the seller offers zero commission to the buyer's agent, then the buyer would need to pay, for example, 2-3%. Additionally, the agreement states, "Source of Compensation: Broker will seek to obtain payment of the fees specified in Paragraph 7A first from the seller, landlord, or their agents. If such persons refuse or fail to pay Broker the amount specified, Client will pay Broker the amount specified less any amounts Broker receives from such persons." How should this clause be communicated to ensure the buyer understands their potential financial responsibility? Another question: If we specify a commission range of 0-1% in the agreement, does that mean that even if the seller intends to pay more than what we put in the agreement, the seller is only obligated to pay the amount we specified in the buyer agreement?

The effective date is the day that the last party signed the contract and then COMMUNICATED to the other party that the contract was accepted and signed. has to be communicated.

If you are a RE agent and make 1/2 your income off listings and 1/2 off representing buyers, you now have your income cut in half. Why? Seller's agency is no longer responsible for paying the agency/agent representing the buyer (the non listing agency/agent). The listing agency is not going to give away any of their existing, say 2.5% commission, and the seller of the property is not giving away any of his/her new found income (now paying 2.5% instead of 5%). Additionally buyers are not going to pay any commission for buying a house to the agent representing the buyer. This basically eliminates any new blood coming into the RE market because there is not any firm suggestion how and how much a new RE agent will be paid and if that income is steady income. When you think of that other 2.5% that will not be paid out times the number of homes sold/closed every month in every state that is a lot of money taken out of the economy ($7 Billion) that is going to impact more than just the RE agents (assuming the selling property owners do not spend all the windfall income). I suggest if you are a buyer, hire a lawyer and negotiate a fixed sum to act as your agent when buying a house. I am sure a figure between $700-$2K would cover the expense (this is a very competitive field) and IMO you always need a lawyer when buying a house. This eliminates the buyers agent completely and protects you in the sale.

Hi, I’m Robert Ritua, Real Estate Agent in Las Vegas, NV. I’m still trying to come up with how I should approach the buyer in the buyers presentation about compensation. I know the legalities of the proposed settlement is still being worked out but I see a snag in the process. And I think it’s more so has to do with needing a change in the lending side of it. Here’s what I mean and to address Justin's point about commissions being financed. Even though we can negotiate in the concessions for the seller to pay buyer agent commissions, it’s not guaranteed. What happens if the seller elects to pay for buyers closing costs but not the buyers’ agent commissions? So, how is the buyer is going to pay their buyer’s agent needs to be addressed before they sign the buyer’s broker agreement. And that means that the buyers should already have the funds to pay their buyer’s agent when at the time they sign the buyers brokerage agreement, otherwise can we guarantee they will meet their obligation to pay us, their buyer’s agent? The question comes to my mind is, Why is a buyer hiring an agent if they cannot afford to? Also, if they are using VA and FHA loans, they automatically cannot pay us directly under their current requirements so even if they sign the buyer brokers agreement, it’s voidable right? And if the buyer uses financing to pay their buyer’s agent, like pay us through credit card or get a personal loan, this will affect their purchasing power and how much they can qualify for. So that means lenders would need to take this under consideration if they are prequalifying them for a loan, right?

Will this erase all passed edits? I want my Agent to cancel listing temporarily while we do a little landscape and lower price but bcz we have made some changes in past, I don't want all these upset & downs to reflect on MLS when we relist. What is proper way to Relsit and have it show as a completely NEW listing?

Got robbed for 5% from the buyer's agent and my crook agent on my 1st new build despite my landlord neighbor warning me about (middle-men) agents. Got multiple offers for sale or rent with my 2nd new build b4 the paint dried learning from those crooks and my neighbor. Flat-fee agents only. Do-it-yourself, cash and a good local title company works. Bye bye middle-men

We finally have an answer. You invest in TREPAC so that the Texas AG, Ken Paxton, who TREPAC pours the Texas Realtors hard earned money into, can continue his corruption for the longes time. Not only that, true to his Christian family value, he is also cheating on his wife with Laura Olson, a 4-time Divorcée' and a GF of another San Antonio Republican. Oh, what a classic Christian life of a Texas Realtors being scammed by the Texas Realtor Associations... am I right? For those who doesn't know, it is now 2023 and Ken Paxton is being indicted and currently in court being impeached. Texas Realtors, be careful who you hand your money to. You could be funding another Republican corruption under the guise of "consumer protection advocacy" like how the TREPAC scam made this out to be.
