Thank you: such a good nudge, and so practical! Very timely. I have also had good luck with CHARM recycling on Hill St in Atlanta. They do an amazing job of recycling/ repurposing LOTS of different kinds of things, anything electronic OR electrical. (plus styrofoam, plastics, books, old CDs and discs. They also collect papers to be shredded (but I always do my own here at home just so that the acct #'s/ etc are never sitting around in a pile). And I did specifically ask them about erasing data from disk/ old computers. They explained the way that they handle those things safely and I was very satisfied. I go back often.....and now am re-inspired to Keep At It, thanks to your great video. WTG!

Kemba - The house has to appraise for the sales prices. If it doesn't, review the purchase and sale agreement with your agent and understand your options. Your agent can work with the agent of the other party to develop a mutually agreeable solution and so you can still move forward with a sale. It may not be the ideal you both wanted. Evaluate the bigger picture and what's going to be right for you and your family going forward. The other party will do the same. Ideally, you all find a way to everyone can still win.

I bought a cash property and didn’t sign any physical papers i signed documents through email, I also didn’t receive any keys yet because the property still has a tenant that I want out because I plan on living in the property and also the title company told me they can’t send me a physical copy that they have to keep it on file and I should print the pdf of the warranty deed is this normal I’m a first time home buyer

Yikes, I would have demanded an empty property prior to closing, now if the tenants don't leave you will be stuck paying for the eviction process!!

Hi David. I’m not a lawyer so I recommend getting legal advice. It’s important to read the contract and understand what’s being agreed to. On a practical basis, if the house didn’t appraise, home seller should seriously consider still negotiating with the buyer. There are a lot of things that can go wrong should they walk away from the contract that will ultimately cost them more time and money in selling the house. Talk through thoroughly with your agent & attorney. Understand your options and risks and then make the best decision you can.

If you're in Georgia, Texas, Colorado or Arizona, they might be able to help. They do a prelim appraisal at the offer stage and so you know you won't have an issue later. Plus, they make you appear like a cash buyer which of course can also help with winning bids. Don't get discouraged. I'm sure you will get there.
