Nice job. Love the extra touch by starting off with a map. Having the Dayton Wright Brothers airport in the backyard is a perk for some! Great opportunity to see some wild things that would otherwise be missed. A few experiences to date, occasionally we see what appears to be a replica of Model B (so cool!) in flight, biplanes take off and land, jets come and go during sunset, very rare experience of what I believe was a military helicopter flying by, and once we had the incredible experience watching a hot air balloon from take off to flying over our heads (so close we exchanged small chat with folks in the balloon basket- THE coolest). In my opinion it’s a perk and one that I was excited to have in the back yard. By the way, DLM sells Killer Brownies. Killer Brownies manufacturing is just roughly six miles away though…and boy oh boy does it smells delightful inside. Best brownies around! Enjoyed the video. Nice job! Love the detail and time dedicated.

Right! DLM walking distance is tempting enough. Full on constraint every time I walk in. Wonderful bakery items (and in general). KB’s keep great in the freezer. Words spoken like a real faux model of constraint! DLM truly is a Setters Walk bonus! Great community to those searching. The town of Springboro is cute, quaint, and supportive of community. There’s also a small but fun annual Octoberfest, a sizable art festival which is incredible, and other events. The one festival I miss most is the Greek fest. Maybe this year is the year.

Just horrible! Seeing these houses rent for $1200+ is outrageous! You do know most people living here can’t afford $1200 a month for rent? Dayton is cheap for a reason. It used to be a big industrial city but a lot of our factories that paid the most money left. $800 is most sufficient for most parts of Dayton. I’m not talking about suburbs, I’m talking about within the city limits. $35,000-$50,000 use to be normal for homes here until COVID happened. The houses are staying on the market for well over a year (be removed and added back) because PEOPLE DON’T MAKE ALOT OF MONEY HERE! It’s cheap here for a reason.

My hometown of Dayton though it’s cheaper than most places. There’s not a lot to do but you can drive to suburbs to find things to do if looking for more family environment

I grew up in Dayton Mad River Township now Riverside my Daddy is retired USAF & still lives there I live in Nashville now & often think of moving back for the cost of living

Kettering city government was My number one reason for Me and all Brothers and sisters not to live there where we all grew up. Dog shit communism. Not saying Riverside is a Great Government... with a questionable police force, but there are "almost no homes at all in my neighbor hood, for sale, 1 mile from Kettering. We also Have a DOTS Market.

Hi Juan, thanks for reaching out. Both Centerville and Springboro are close to Caesars creek lake. It’s a great place to boat and they have a beach for swimming and places to camp and BBQ. When will you be coming to the area?

@@MikeWallrealtor The space force hasn’t given me a transfer date, but I know I’m heading there before august. I’m very ignorant of the housing market over there at the moment. My plan was to lease an apartment/condo first though and then work with someone to purchase(will be there for 4 years). Thank you for the quick response!

Dayton is like a lot of other midwestern cities that lost a lot of its manufacturing jobs. Losing all those good-paying jobs created a lot of struggle for people that stayed and had to find usually low-paying jobs, and people left the area to find jobs elsewhere. The City has been trying hard to revitalize, and I give the City leaders credit for what they have been able to accomplish. I hope to continue to see further progress. I agree that Dayton City Schools need to improve, as it has been the worst performing school district here for a long time.

I know the housing market has been wild recently but the prices of these houses 😮 i can't believe these are almost half a million dollar homes. The area has alot to do with this but that's still shocking to me. In Huber Heights the housing boom has blew up & so many high priced homes.. not sure how people are affording these prices. There's a new set of houses built off Chambersburg Rd in Huber that I believe they are having a time selling. Fully built but most sitting empty. The prices have been dropped also. But before that land was developed it had a spring through there & apparently there's drainage issues because they built 2 big water run off pond things.

Yep you nailed it! I’ve been seeing these prices get completely slashed and before builders wouldn’t even negotiate and now we’re getting $20-30k off the already reduced prices! I think they’re coming to grips with reality!😉

@@MikeWallrealtor Yes . When covid first happened people in my neighborhood was selling their homes left & right for over 300,000 when they was built for around 200,000. But it's slowing down. Quail Ridge is the fully built little "development" which is basically 1 road of houses. These houses are built up so high that they can look straight in my backyard even though I have a privacy fence. And they are supposed to be building close to 300 more homes on land on Chambersburg Rd also. Not leaving any green space anywhere.

People sleep on Dayton. I was born and raised there. Currently living in Northern California due to my career. There's not a lot of career opportunities there, and the property taxes are cheaper there compared to California. 😊

I hear you on the higher taxes but I can only imagine the homes outside of Montgomery county have a much higher value. The states average county tax rate was 1.49% or $3,725 in 2022 while the national was $2,475. Dayton really is a diamond in the rough, I live on Huffman and have seen a lot of positive change over the last few years in my visits before the move.

That’s a great point! I can tell you with cities like Springboro and Centerville two cities with a very similar average sale price and literally border each other the taxes in Springboro are much more manageable because it’s in Warren County. 👊🏼👊🏼

Do you think it would give a better and more representative insight to directly extract the data from the estate ownership change database of the city?

@@maxbobbigames I’m assuming by OTC you’re referring to off-market sales. And you are correct the off-market sales would not be represented in that data, however a large majority of our sales locally 92-97% are traditional on-market sales so it should be the best representation of data for the traditional on-market consumer if that makes sense. That’s a great question though. ❤️👊🏼

But still, maybe I'll manage to aggregate different data and offer a one of a kind service for the european market! Dayton is not a 24/7 kinda place but there is a lot around Dayton that makes it worth the location.. I mean Ohio is like 300 miles across the state all directions.. I have been in Ohio for 50 years and about everyone I know always comes back.. #OHIOHOMEFOREVER
