Live here. Love it. Have a coach home on Cherrywood. Amenities are wonderful. People are friendly. Very seasonal property. I live here all 12 months. Busy from Nov - May. Very quiet afterwards. Great review Kayla! The main pool at clubhouse is great. Plus 3 dining areas, from poolside cafe, to the bistro, to the formal dining area.

The oceanfront houses are so beautiful but so expensive! Its ridiculous. Not meant for us normal working people..... Even houses further inwards of Naples and comparable places still cost towards the million....

It’s been 20 years since I lived in Cape Coral. It looks like there has been a lot more construction and less empty fields. It appears like more people are moving there

Hi Joseph! Yes you are totally correct. Cape Coral has changed a lot, and continues to evolve! The infrastructure allows for a lot more building, and as commercial front continues to grow- you’ll find more people staying in Cape Coral rather than driving out for work, etc.

@@livingsouthwestflorida9317 Thank you for the response. Back in the day growing up there and graduating from Cape Coral High, the youth would refer to Cape Coral as “Cape Coma” due to the elderly population versus the younger population. Has the age of the population changed as well?

@@livingsouthwestflorida9317 Thank you for the link, very interesting information. I am now residing in Edmonton, Alberta and the comparison between the two is dramatic regarding population. I personally prefer a smaller population after my experience in a larger city. There’s a lot more social problems. I lived downtown and worked at the Publix off Cape Coral Parkway but I heard that it relocated and now there’s a Winn Dixie I believe. Is Perkins (restaurant) still on Cape Coral Parkway as well? Lots of memories.

Naples is better but pricey. Ft. Myers used to be a sleepy little town, now it's...Ft Myers has Little Times Square ⬜ and Naples has Tin City.

Fort myers definitely use to be sleepy, and has came quite a way from that. Only getting better. And Naples has changed quite a bit also. Love both areas for different reasons!

Traffic is horrible, especially during tourists season and when snowbirds come down. We sold our home outside Naples in 2006 and came back to Midwest! Not sorry....

Sort of like the difference between West Palm and just plain Palm Beach right? Naples is more for rich people right and Fort Myers is more affordable? Tallahassee has that on its own. The North side is for the rich people and the south and west side is for regulars. It took me 53 years to make it to the north but I was able to retire at that age too, so cool!

She can't say this so I will. There are some pretty sketchy areas in and around Ft Myers that you want to stay away from. If purchasing a home in ft myers, you have to be very careful about what is close by. Not so much in Naples to the south or Punta Gorda to the north.

Were are getting close to retiring and moving to florida we have been to Naples several times our biggest concern is Naples literally shuts down early we are a very active couple and enjoy our nights out is fort myersb the same

Great video on Marsh Landing but some of the details were a bit off. For one thing Coconut Point mall is directly across the street so it is not a “few minutes drive” but a few minutes walk. If you take your car it’s 2 minutes max from Marsh Landings entrance depending on how long the wait for the single traffic light ends up being. All the other malls mentioned are actually within a 20 minute drive (with Miromar Outlets being only a 10 minute drive) unless you were caught in the traffic from an accident. Barefoot Beach (the closest beach, though it was not mentioned) is typically a 12 minute drive to the first guard house entrance. (This beach is located on the collier side of the county line) The price range provided for the homes inside Marsh Landing is significantly off from what they were, at the time the video was posted. So, 600K+ for the larger single family homes to as low as the 300k range for the smallest condos. This still means that Marsh Landing is one of the best overall values inside of Estero, as homes inside comparable gated communities, both inside of Estero and the surrounding municipalities, are often priced at 200k+ higher and typically are not located at such a prime location (Both, directly on US 41, the main artery for business, shops, dining, entertainment between Fort Myers and Naples. And directly across the street from Coconut Point mall, one of the largest and nicest upscale malls in the Fort Myers and Naples area. Also Marsh Landing is essentially dead center between Fort Myers and Naples. Estero, in general is a very nice upscale municipality. Marsh Landing is one of the oldest gated communities in Estero having been established almost 20 years before Estero was incorporated. (It should be noted that despite being older, the community has been very well maintained and much of it has been recently updated, such as the clubhouse and the pool area so it does not feel old in anyway other than that some of the trees have had time to mature.) This means that when the homes were first built several years before Coconut Point mall and all the amenities in Estero existed they were bought (over 80% of the time in cash) for only 20%-25% of what they are selling for now. This is the main reason that when the last living owner passes alway the next of kin, who almost always lives somewhere else, will price the home a bit low to sell it as quickly as possible. At that point the home will have lost it’s very generous homestead exemption tax benefits and the HOA only permits long term rentals so it makes it more attractive to sell fast and put the capital to work somewhere else. (The median age in Estero as of the 2020 Census is 64.2. years. Which, if you can believe it, means it is getting younger than what it use to be. And as a result of more companies switching to permanent work from home, the median age seems to be getting younger faster.) While on the subject of how the area surrounding Marsh Landing has become such a prime spot over the years and how the home vales have skyrocketed from when they were first built, it is worth noting that down the street from the first 4 way intersection once you exit Marsh Landing (the western end of Coconut rd, directly beside (on the north side) to the Hyatt Regency Coconut Point (which opened in 2001) the Ritz-Carlton Residences is now selling pre construction condos starting at $2 million for a 2 bedroom unit (Saltleaf at Estero Bay). Of corse, you already have Pelican Landing on the south side of Coconut rd and the Shadow Wood Country Club on the opposite side of Coconut Point mall which means that Marsh Landing is surrounded by a lot of multimillion dollar real estate.
