The first time home buyer was 100% accurate. When I bought my house my husband and I looked destroyed! Hair was dirty, clothes were whatever wasn't packed up already, we were in rough shape. So thankful it's over!

The Down Payment is worked into the Loan. An Earnest Fee may apply just to show that the potential Buyer is serious but the Realtor can finagle that.

When buying a home DO NOT MAKE BIG PURCHASES. The bank may look at your financials one last time and see some big spend and DENY the home loan. When we bought our home, our guy told us to do this. He shared he had a couple that was cleared for a home loan, and they bought a furniture sofa set for said new home. Bank did a last look and BOOM, out of the blue 5k expendature! NOPE, no loan for you. Wait until you have the keys, THEN you can continue.

Great question! When a buyer “alters” their credit before Closing on their home… it can “k*i*l *l” the deal. Getting a new car is a no-no.😬
