We should be able to sue estate agents for their false valuation claims. Eg they say 450k, sells for 390k, we can sue them for 5% of the 60k difference

Percentage fees ? What a scam ! It cost no more to market a house worth £500k than it does to market one that costs £50k. Estate agents are an outdated modem. Get it online, stick a board up, how the property and get your lawyer to do the paperwork.

Personally I am a stark believer that estate agents are ruining our property market. We even had one that tried to convince us that interest rate will never go up as too many people are over leveraged so we should borrow the maximum possiblebto buy a new property. We didnt take his 'advice'. The fact is that the majority of estate agents now days are no more than a pretty face.

Dave Gibbons you’re a breath of fresh air and there is NO ethical or unethical over-valuing, it is just ‘Bull S___t’.The whole attitude stinks and it is why we are seeing measurements of listed pice, dropping in value considerably. The data in the housing market is also a lot of ‘Bull’, because where does all the data comes from, oh, estate agents and the ONS which is totally corrupt with the way they present their utter ‘Ball’ data. Many estate agents have the wrong type of people and many don’t work for the seller and often it feels they are working for the buyer, yet who pays their commission, oh yes, the seller. The most truthful discussion with cutting the ‘Bull’ out, though I don’t go with Christopher Watkins views and statements, but 100% with Dave. We need more Dave Gibbons in this rip-off market place. Trusty and honesty always wins, liars always get found-out.

All of this is ‘smoke’. A customer, if buying, only wants to look for a property that is of a quality to buy. If a seller is looking to sell, they go to an Agent that they see the most advertising boards outside of good properties in their area. That is ground truth reality. Rightmove is part of the issue with the British State and with the Housing Industry. So much red-tape, so many middle-men, that the value of what you are selling or buying is being siphoned off by ‘fat-cats’ sat at desks pouring over useless data and if from the ONS, it is completely made-up fantasy. Data is only useful, even then limited, if an Agent has a plan. When we sold our house this year, we went to every estate agents in our area. Was not interested in their Vlogs, their Rightmove accounts or that of others, but what was their plan to sell our property to gain competing buyers to gain the market value for our property. Out of 10 Estate Agents, only 2 could come-up with a plan. We sold and completed within less than 12 weeks with one of these estate agents that had a written-out presented plan. We look at all the Estate Agents that we did not go with who use Rightmove fully and guess what, a high proportion of their property listings are still listed, even after reductions, not once, but a number of times. Any seller, ONLY, ONLY go with an Estate Agent that has a genuine plan how they will get competing buyers and will get your property sold at it’s market value. Ignore industry data (It is all misleading) and self-advertising, ignore ONS as 100% misleading, ignore Estate Agents quotes on listed pricing as they are over priced and terribly misleading. Always go with an Estate Agents with a ‘plan’. That said, in 2025, UK Economy is heading into hard times. Remember official data, shows house prices are lower going into 2025 in real value, which has been the case for many years, due to inflation, yet this reality is never ever shown, other than hidden within reports. It is your sale or your purchase. So don’t let fat-cats take away your money in 2025 and demand value, as the Estate Agents Industry is like the Salesperson in the car industry. Their market is collapsing in 2025, with over supply and falling sales as a percentage of these properties listed. We are in an era of socialism, so that means, you will be squeezed by Government and by every unscrupulous estate agents agent out there. Rightmove is part of this charade, to take money off of estate agents to get them to take money off of your sale to pay for all these fat-cat middle people who provide you no real value.

Would not a sliding scale work for the agents that do NOT overvalue? Those that deliberately overvalue would end up with a lower fee and those that under or correctly value would benefit.

Point is, if you have a value, you probably won't get a sale, so it doesn't really matter what the percentage or the sliding scale is of the fee

Excellent Data collection & insights guys. Curious - The graph showing UK Price Red as % of Resi sales stock on market is somewhat helpful, but was there any data showing how many reductions resulted in sales? Might be hard to distinguish what sold as a result of a reduction and what was just a sale against original guide price, but it would be useful if that data was available. Would definitely help convicing clients that a 10% reduction will result in a swift sale.

He is utterly right; I've worked for both corporates and independent estate agencies. A goal can't be achieved unless one has the right employees (mindset). Many employed EAs are comfortable; they don't think outside the box, and they treat estate agency as a 9 to 5 job.( this is a relationship business, it has to be nurtured constantly) This is a very competitive industry, and they undercut each other by reducing their fees. I blame the employers for not investing enough in their Gen Z employees. They recruit Gen Z and pay them less because they're still living with dad and mum, and they expect them to contribute to their goals. Gen Z are there for the money, and the job doesn't require any formal qualifications.

Sorry, though data is data, data is like percentages where 99% of them are made-up. This data is not reflective to reality of what is happening as this whole industry is a self-publicising, self-regulating industry that needs major disruption as it does not know truth even when it hits the industry between the eyes.

Love Graph 29 Chris with the SSTC per sqf each month. The orange line seems to be the key, is it worth stripping away the others and benchmarking with Land Reg and perhaps average of the indexes (Halifax, Rightmove, Zoopla)? I find this orange line an excellent guide to the current market, best stat out there!

What you are describing in the video is overPRICING, surely, and not "overvaluing". First things first, however, and putting to one side the age-old semantics about whether it's an 'appraisal' or a 'valuation' - that's another argument to be had in its own right. When an Estate Agent discusses price with a homeowner - an asking price is exactly that. It's an agreed figure between Agent and homeseller to place a property on the market, where it will succeed or fail to sell at that figure - or any other for that matter. The homeseller has to make a decision as to whether they want a particular Agent to handle the potential sale of their property; the Agent has to make a business decision with every potential instruction whether they want it - ie is it going to be in their professional interests to market the property. The potential gulf between asking price and what in the market of the day is the achievable price and homesellers' expectations should be forefront of that decision. It is NOT, however UNDER ANY CIRCUMSTANCES "ethical" to give a homeseller false information in relation to a property's "value" to secure a listing. It is illegal under several Acts of Law - and as stated in the TPOs Code of Practice "You must never deliberately misrepresent the market value of a property." Actively doing so can leave the Agent open to expulsion from the TPO and thereby effectively unable to trade, as well as potential prosecution.

Yes - it is over pricing - you are correct .... yet as the show is mainly for estate agents - that is what the Estate Agency industry calls over pricing. I am so confused why some of the simple questions were not answered clearly, she makes points that are completely irrelevant to the questions asked. as a woman who clearly doesn't have children of her own she is talking about experiencing annoyance and anger towards mothers when they are in need of flexability. Im turned off by her arrogance - it would be great to interview someone who has children and understands what the challenges are if your a parent/ mother striving to maintain your career in the estate agent world

They’re completely unregulated, not very bright, and charge astronomical fees. Fees that are often hidden within a misleading contract. Lettings agents in particular should be made to take formal training and qualifications from an official body. They rip landlords off as much, if not more than they rip tenants off.

i am a renter. I completely amphatise with landlords who have problem tenants who dont pay rent and are living in the property for free while landlord is having toservice the mortgage. At the same time. I feel landlords have too much power over law abiding tenants who are paying rent on time.
