This video is 2 years old! We moved/retired to St. George Ut. over 10 years ago & the growth over that period of time is incredable! ( Lots of transplants from California as well as other states) Ivins is a beautiful area & my husband & I love Snow Canyon National Park as well as Kayenta, ect.... But.......Ivins is not a quiet place anymore. Just like St. George, Washington City, Cedar City, & Santa Clara, Ivin's has a huge influx of new building going on now! If anyone would like to see updated video's about this area check out videos on u-tube. Utah is the fastest growing state in the U.S. right & St. George is one of the fastest growing cities in Utah!

We stayed at entrada last summer and fell in love. We are seriously considering Saint George to move summer of 2026 as my husband retires from working for the state. CA state, until then , we are stuck.

One of my favorite places. My March birthday present: Tuacahn Saturday Market, lunch at Kayenta, bike ride around the area. It absolutely feeds my soul.

We're moving to Ivins! We got frustrated with Colorado winters and values. We don't belong in Colorado anymore. We knew we wanted to move and at first concentrated our efforts looking at homes in the Las Vegas and Bullhead City areas. Then one day my wife mentioned St. George to me. I'd only driven past St. George at 80 MPH, never stopped there. So we flew out in November and had a real estate agent show us around. Ate lunch in Harmons. Ivins was breathtaking. We decided that's the place. In January we were back out looking for a place to rent so we could move out of our home in Colorado while it was on the market. Then a home in Ivins went on the market that day. We took a look at it and decided that was it. We scrambled, got a bridge loan, made an offer and it was accepted. We will be moving in a month.

My family has TONS of dogs. There are great vets and there is a great one in hurricane and many about 15 minutes away. Lots of choices, all great!

Each city will de different. Ivins is probably one of the cities in Washington county with the least amount of Airbnb, for now. There are several communities coming in the next years that will dramatically change this. And not so much air bnb, but more hotel style, and second homes that can be rented out through the association in a hotel like manner. Ivins is very high end and a classy city. Good question:)

@@TurendaRealty I ask this question because I stayed at a VRBO in Canyon Ridge in October and plan to move somewhere East of Hwy 15 next year. You mentioned Hotel Style Rentals ? Like development plans near Hurricane Hwy (9) and Southern Pkwy (7) ? Sounds like the traditional private family home is giving way to the hedge funds - developers are on the hook for easy money ?

I am a 24 year old male trying to get a new start in life. I’m broke, but work hard and have a decently high IQ so I can learn trades very quickly. Would you recommend this town? I do not want to live in a large city anymore and a town of this size would be perfect.

I live in hurricane, and the only reason i wouldn't recommend it to you is cause you're 24. Saint George would be more suited for you because there are more people in. your age group, and there's more to do. Hurricane is full of retirees

I lived in Hurricane Utah for about 6 years and it has grown massively. So many out of state people are moving to St. George and the surrounding towns paying cash for houses. The price of homes has doubled since the start of the pandemic and the developers are constantly building it's starting to become a concrete jungle. It's cool to visit and shop in St. George but I'm moving an hour north past cedar city just to get away from all the people moving here. More people, more problems.

I’m hearing that the town is at 99% occupancy, is that true? many of the businesses cannot find staffing because they cannot find housing.

From some reports, (January-February/ real estate outlook) it was said St. George was at 99% capacity and HR depts/local businesses were losing hires as they couldn’t find anywhere to live, but possibly things turned around quickly. Other than that, my only question would be any chance most of them are over $500,000? Don’t worry about doing research if it isn’t a quick and easy answer I would hate to monopolize anyones time, I’m interested in moving there as well as the future of the city as it’s quite a peculiar place, if these reports aren’t false I’d assume there was either a quick expansion of construction and projects or the cost is over 500K which I’m informed is the median average and hires for local businesses found that unattractive. I’m aware around 15 percent of purchasers do not purchase as a primary home, other than that they just seemed like concerning reports for the current state/future of St. George. Thanks so much for your reply and expertise!

@@Yocole5 that is an interesting report. I’d love to read it. And yes, lower end housing is not as saturated but under $500k housing does exist. A few months ago we had 300 houses on the market and now we have just under 1300 in Washington county so a huge change occurred for us in a short time frame. There are a lot of homes over $500k 👍

@@TurendaRealty well you still don't have to jerk the camera around, spinning every view. It's enough to throw some people into a seizure. Might as well not to have done it because you cant see anything and it gives you a headache. If they don't give you the time to make a decent video then you just cant do it I suppose

THE REALTORS AND DEVELOPERS AND BUILDERS ARE RUINING SAINT GEORGE ..When the lease is up THEY ARE RAISING THE RENT BY HUNDREDS OF DOLLARS.. THEY ARE GREEDY AMERICANS .WHILE THE REALTORS AND DEVELOPERS AND BUILDERS. Have 2 houses 4 cars cable tv a boat etc. etc. Move over Russia here comes the USA .AMERICANS JUST CARE ABOUT THEM SELVES
