You said there were no HOA's in North Port. I live here, and there are several established communities with HOA's in town.

@@terryhiemer3435 Yes there are a few HOA’s but for the most part they are not prevalent at all compared to neighboring areas like Sarasota where it’s pretty much all HOA’s. North Port has far more land without HOA’s than with… that’s what I meant

I was in contract to buy a beautiful home in North Port In may of 2021. Put my home up for sale in Idaho for 12 hours. Couldn't sleep, I love Idaho. Canceled everything the next morning. 1.5 years later Hurricane Ian nailed it. 6 months trucks where hauling off debris. I was on North Port FB page. Sorry FL is a place to visit

@@jayhenry3709 Hey Jay, sounds like you had a great opportunity to buy a nice home in North Port. People who move to Florida expect hurricanes just like people in Tornado Alley expect tornados. What matters is building the homes to withstand hurricanes, that is what we focus on with our builds or even when I help people buy other new construction homes with my team. This kid is to young to know much about land in North Port and he is a Commercial/Residential New Construction Builder which means he is attempting to sell you something. He wants to scare you, manipulate you, intimidate you into believing he will provide you with expertise in these areas. At worst he is looking to get some business from Subscribers or Viewers. His business isn't equipped to provide land buyers the information needed. You need a real estate agent, title company-later on to assist you. Here are a few true basic questions you need to know about the land you want to buy. 1. Is the property in a Flood Zone? Realtor.com has a section of the "MAP" page that lets you slide select "Flood" to show where the flooding happens around the land or on it 2. Is the property in a "Protected Species" area. Most land listing on Realtor, Zillow, etc will show this information or the listing agent can quickly tell you. In addition the title company will know once they conduct due diligence on your behalf. 3. Location of Electricity to the lot land. Most listing will say "Electricity Nearby". Confirm with the Real Estate Agent how close to the lot that is in feet, blocks or streets 4. North Port Florida is currently undergoing a REZONING of all land plots in the City. Some lots will remain Residential Single Family, some will become multi-family duplexes, triplexes,quads. This is key to what you want to build on the lot 5. You need a local title company to complete the transaction for you for out of state buyers. This will streamline the process and protect you financial interests. 6. Research state, federal and local funding for utility installation. Research grants to pay for installing electrical, septic tanks , wells and water lines to the vacant lot you want to purchase. There maybe funds to pay for this without it coming out of your pocket. So much more information that would help land buyers, developers that I won't share without compensation. I am relocating to North Port Florida in 2025 looking to build to live and build to sell. Be careful of these KZbinrs claiming to be experts, claiming to have information you need to buy land in North Port, they are 95% uneducated, uninformed and have no idea what they are talking about. Also check to see what vested interest in the information they are providing. Meaning are they attempting to lead you to a business opportunity they have, construction company that needs buyers, commission to sell you on some products, etc.

Actually no flooding happened in North Port during Milton. Luckily North Port stayed safe for the most part

Building codes were changed years ago so that the ground level floor can't be occupied. Homes built in the last 15-20 years will survive hurricanes but any ranch style, ground floor type are likely gone forever. Those grandfathered in can make repairs in some locations but will have to do so at their own risk of no insurance. Hurricane proof houses do exist as many withstood both Helene & Milton. Construction cost of such homes can double. Even the hurricane proof homes had storm surge water that destroyed automobiles and whatever else was stored in garages & sheds on the bottom floors. Some beachside residences had 3-4 ft of sand left after the water subsided.

Longboat isn't bad compared to St Pete Beach, Manasota Key, etc. I can't feel bad for those who chose to live on barrier islands in a state that gets hurricanes. These people will rebuild and it will happen again and again.

My grandfather was the first realtor on longboat key. My name is the last one on the pioneer family registry. There was nothing much on the island back in the day. The old pre town center police and tiwn managers offices were our downstairs. Two gulf cottages, two bay cottages as a kid in the 1950s and 1960s it was my paradise. I still have dreams about how it was. The way the woods sounded in the morning.
