You just have to maintain the pressure in the stuffing box higher and keep the vapor pressure of the lubricating fluid lower so that the lubricating fluid doesn't end up boiling making it difficult for the sealing faces. For this purpose, seal flushing plans are there as well as per API682.

This is an best introduction to mechanical seals for rotating shafts, perhaps the only explanation that starts from the fundamental problem of how to make a shaft rotate in a box that contains fluids without the fluids leaking out. It shows how the key components evolved, beginning from the realization that the sealing surfaces must be annular discs attached to the rotating shaft. Then other requirements, such as easy replacement of the sealing surfaces, improved sealing by means of springs, etc. are described, so that the viewer can appreciate all the typical components. Ultimately, of course, the sealing surfaces must be made extremely flat in order for it to work. (Is capillary action what prevents the lubricating fluid between the sealing surfaces from leaking out?)
