Yeah so far these cabinets have held up super well. The only thing that I wish I added was the soft close feature that way they feel higher quality

I think these would be a great option for the low income home owners that need to fix up their own home too, especially considering what the cheap homes look like on the inside the chances of needing to fix a kitchen or bathroom is high, these would be a life saver.

No, Corporate landlords are just a scapegoat. We need to build more housing. The problem is that every person who owns a home thinks they also own the neighborhood and will fight any development that might "change the neighborhood."

They are both helping and hurting the market. We should consider laws where a potential renter could request to purchase the home they are renting from large landlords and by large I mean landlords that own over 100 units. But a way to skirt that law would be to setup multiple LLCs that own 99 units, so that would need to be a figured out. The other option is of course to reduce the cost to build new homes through intensives like way lower interest rates, longer terms, discounts, tax reductions, quick approvals, etc. Talk to home builders on what they would need to build more in this economy.

Let the free market work itself. Stop interfering. If homeowners wants to buy that house, then offer more for it. Eventually the institutions will see that they are losing money when they overpay and can’t get the rent prices that they need. Everyone can invest, it’s a free market, the institutions play the same game we are playing

Ordinary people should avoid property management companies whenever possible. They make their money by doing a lousy job. They find undesirable tenants. They charge too much for repairs and such, and often execute them poorly. There are probably a few exceptions out there, but as a whole, the industry is pretty despicable. If you cannot take care of rental property yourself, it is probably usually best to sell it. This should at least be considered before hiring a property manager. These con artists should be a last resort.

@@realjobin I wouldn’t go near a property manager except in some kind of unforeseen emergency. I certainly have never hired one, but I do know people who have. It’s a racket. Again, there must be some exceptions, but that does not change the basic truth about the industry.

Bugs. If fleas, bedbugs, or lice make their way into a home, The only way to kill the eggs is with an on-site dryer. So having a washer and dryer on site can help stay off the Orkin man.

Skip paying a property management company. The problem is that most small landlords don’t really know much about Residential Property Management. That said, imagine if someone like myself (who knows little to nothing about plumbing) was to interview a plumber. I wouldn’t know the first thing about how to properly vet the guy (or gal). That said, this is why many of you get stuck with these awful small management outfits…. Now, with that said-Now, with that said Before I get into my response, I want to let you understand where I’m coming from with this. I have decades of experience working at the large, statewide and national property management organizations (where I’ve managed the 300-600 unit apartment communities) Here, we train our leasing agents and Property Managers the proper and right way to do things. Just recently, I launched my “landlord training program “ where I bring all the training and education that we give to our leasing agents, over to the small private landlord. In doing my search for marketing to potential landlords, I have come across some really scary things that I am seeing these landlords and small management companies doing and saying on their websites, etc. that frankly, I’d get the electric chair for if I ever did or said some of these things I’m seeing. Now-All that said, once you’ve taken my training classes, you will have learned just about everything that the large national and statewide management companies teach their staff. To help you better understand this , I use the analogy of the automobile sales industry. If you’re buying a car, there are three primary sources of purchasing that car. There’s the guy who puts his car in the driveway with the “for sale” sign and puts the ad on Craigslist , then there’s the “Bob’s Auto sales” guy who has a small lot and has pretty much owned this for many years. To give you an understanding of what my training courses are about…. I have never (to continue with this analogy) “put my car in the driveway and put a for sale sign on it “ (meaning I don’t own an 8 unit apartment building, etc) nor have I ever owned a “Bobs auto sales” (or in my case -Jim’s auto sales 🙂)(meaning I don’t own a small management company)….Instead, I come from the “Toyota and Chrysler Dealership” side of our business.. I come from the large national and statewide Property Management organizations (with regional managers, etc) My courses teach the small landlords how we train our staff at that side of the industry. www.Jppropertyconsulting.com After taking my training courses, you will have all the knowledge and training (from those large companies) and be able to manage your properties better than most of the small management outfits that have no experience in that end of the business.

If a landlord believes raising rents but loosing fed tax credits is more profitable then they will still be free to do so. Its not strict NY style rent control where you are banned from increasing rents or else get fined.

@@realjobin the NAA is a property manager/landlord trade group: there's more conflict of interest in that than in the parts you got from the investment firm. One of the other articles on their web site is about how massive corporate landlords owning all the apartments is a good thing for tenants.

Honestly, with this current rental market, I doubt landlords would maintain their properties whether there was rent control or not. But maybe that’s just because I’m in Toronto. Also, without rent control people are seeing increases in their rent so high that it forces them to move out.

That is very true landlords can increase their rental rates year over year but when their property sits vacant for an extended period of time they will quickly realize they need to be fair and competitive with pricing. Or rent from a property manager because they typically have more insight into how a rental property should be maintained and operate

@@realjobin in Toronto nothing is sitting vacant. I’m sure there is a ceiling but it is very high. I was paying $2300 (plus utilities) for a 2 bedroom, and he could have easily raised it to $3000 if not for rent control. And my landlord was a complete asshole, so I’m 99% sure he would not have maintained the place anyway. He literally had someone paying to live in a windowless basement in my building. (Which is illegal) Balanced markets can be fair, but this is not a balanced market. Also, you seem to be American? In Ontario the government adjusts the annual rent increase percentage based on inflation. This is meant to avoid what you were saying about landlords who can’t afford to maintain their properties. And they can change the rent to whatever they want when they get a new tenant. Not sure how it works where you are.

@@mysticx33 NJ could be a good state to invest in, especially Middlesex County due to its location. However, I personally would not invest in any state that is not a Landlord Friendly State. Rent Control, Evictions, and Lease Violations are very tough to enforce in NJ. Hope this helps!

@mysticx33 PA statewide tends to be much more landlord friendly compared to others in the northeast with rules that allow for landlords/rental property owners to have more control over landlord-tenant interactions. Have you considered North Carolina?

Great video with some solid advice for new investors! I'd also add that it's important to consider your target tenant when deciding on upgrades. While high-end finishes might appeal to some, they might not be necessary or even desirable for others. Focus on functionality and durability over luxury to maximize your ROI.

Thanks for the info! Wherever possible good to avoid HOA just to avoid these extra headaches. When you’re renting, you really just want to set it and forget it. Frequent complaints from HOA about every little thing your renter does drives me nuts!

I have a rental in an HOA community, if you get in before the rental cap (and have low fees) its not too bad! I did opt for a separate property management company, good to find someone who specializes in rentals, or has a team dedicated to this. I find they are more responsive/have better support!

You can also screenshot their profile image and or the house and run it in a software and if you see the same picture with different names it’s a scam and for the apartment it will show up on different websites for different prices
