Home ownership has tons of extra costs associated with it, including but not limited to Tax, repairs, insurance. Putting only 3% down is just much more front loaded interest on that loan. You also pull yourself out of point in time opportunities that you might have been able to take advantage of with that downpayment money instant of the house.

@@theligayathompson Short of rent going up substantially - which is always possible - renting and saving the difference will likely still pay off better - especially if the savings includes the cost of what would be the taxes/home repairs/etc. That money will likely grow faster in the market than any equity in a home. Once you have enough in the market - just go buy a home. Of course the issue with this - is home prices continuing to increase - though I have a feeling we're about to see a 2008 style crash.

We live in a crazy time for home buyers and renters.. everything is so expensive! if we ever bought a home, we don’t know if we will ever get back what we paid for. Rents are going up as well and if we don’t buy, it feels like prices for rentals and purchase are both going up all the time! If this isn’t a catch 22 situation..

@theligayathompson Right, I could put 10% down and pay a $5k/month mortgage. I'm with you, it's fucked up, but the reality is it's a terrible time to purchase a home for the average American. People aren't renting because they don't know better, they're renting because it's what they can afford.

Hi Cheryl, a general home inspection falls somewhere in the ball park of $325-$450 and would vary depending on the size of the home and the inspector. In my experience, if a second inspection is needed the home buyer will pay the same cost for the second report.

The home builder representative works in best interest of the builder. As a home buyer, you need someone to be your advocate, help you review contracts, navigate through the process, and provide guidance and expertise.
