I watch a few of these tours, I very much liked your simple style of showing the property, no bad attempts at humor, no flowery speech for a property that shows itself, just a good well spoken tour. Thanks.

Diamond Peak is only about a 5-7 minute drive! Then you have Mt Rose Ski Resort about 20 minutes away, Northstar about 25 minutes, Olympic Valley and Alpine Meadows about 35 minutes away, and Heavenly about 40 minutes. There are several others within an hour drive of this location.

How close is this home to the lake? Can you walk to the lake?

Its right across the street basically! Its not a super short walk, maybe about 10-15 minutes to get to to the closest beach- burnt cedar. If there are any other questions I can answer, feel free to reach out to me directly!

Stop luring tax dodgers to IV that contribute little to nothing to the community. It's been destroying our town for decades. Most of the houses sit empty much longer than 6 months but claim to be full time. Gross!

Incline resident here... and completely unbiased observer. (this just popped up in my youtube feed). Great location, setting, tax relief, etc, but the current furnishings are not communincating $10 mil. This home is begging for "staging" that can elevate it to that pricepoint. Home is small, and materials arent top notch, so you gotta tweak peoples imagination to see what it could be. Not sure it'll hit ask without it.

It’s a beautiful home for sure, but who will spend 11 1/2 million dollars to look out the windows onto your neighbors, many neighbors with no view? Again, beautiful home, and good luck but I just don’t see it?

This is a small property compared to many on the lake. And the owners are often in these fantastic homes for 2 or 3 months a year.

haha! I know right? Its all relative. This is the lowest priced lakefront in Incline Village by a long shot. Many sell for north of $25M+

Incline is the most bizarre mountain town in the US. First, it's a bastion of conservative leaning Jews from LA and the Bay Area. Second, the beach is PUBLIC. It's owned by IVGID, a governmental water and sewer district. Because of legal chicanery dating back to the 1960's, IVGID restricts beach access to property owners during the summer. Third, Incline is policed by the Washoe County Sheriff out of Reno, and is used to train patrol deputies. Traffic stops are frequent, and often made without cause. Deputies live in Reno and are often rude to Incline residents, who are too few in number to influence the Sheriff's dept. in Reno. A few years ago a deputy beat up, injured and sexually assaulted a young woman who was paddle boarding in the lake just off the family's lakefront estate, allegedly because she wasn't wearing a life vest. Unlike the genteel community-focused law enforcement in Aspen or Jackson Hole, the Washoe County Sheriff's Dept. is a paramilitary organization armed and trained to battle with the harshest gangs and meth heads in Reno. They are not any kinder to Incline residents or visitors.

House is out-of-scale with the neighborhood. The exterior is pretty bland and lacking in taste - but that's pretty typical of Incline.
