Thank you so much, yes absolutely it should be listed at the bottom of the listing description on each channel regarding guest screening and deposit- these will not be your “terms of service” so if a guest pushes back and Airbnb reaches out you have ground to stand on as by the guest booking they are agreeing to your terms of service!

I love the argument and your videos but 20% of double the revenue is double the fee and if your charge 25% on double the revenue your fee MORE than doubled it didn't go up 5%

hey Chip thank you! Our fee depends on the home and market but it would just be on the total nightly amount. Let’s say we charged 30% (theoretically) for this service, the question is just would you pay 30% to double the TOTAL revenue (or we work for free until we do)?

Hi @divinity4335! Really will depend on your results as a host or property manager- for example if you deliver “regular” results that are equal to the market I would assume you should charge 15-25% of the nightly rate. If you deliver double the reservations and income what would an owner be willing to pay for results like that?

You mean the air bnb "guest" who uses the property for a party and keeps the neighbours up all night while the host gets money that they think is better than renting to a family who are currently living in a tent? I'm insulted on their behalf. They don't read your notes because they don't care. They just wanna party cos they know theur neighbours wont let them get away with the noise and neither would a hotel/motel. Why not encourage people to ditch air bnb and rent their places out at reasonable rates? Then there wouldn't be a housing crisis. It will stop squatters too.
