Yes! Same here! I ended up listening to the entire video. I probably appreciated it more bc their summary captured the same timeframe as my personal history in RE investment in Boston. I am very grateful that I got in when I did; scraping together just enough to make the down payment for the first MF home I bought in 2000, in one of Dorchester’s many great neighborhoods. I bought 2 more 2-families with my brother and did the landlord side- hustle for nearly 20:years. In that time, each of our homes basically doubled in value in that short time. I read that the zip code our houses are in saw avg prices for Residential homes increase more than any other in the entire country during the last big boom pre-‘07/‘10. So, I lived the story these two gentlemen do a fine job telling! If you guys plan to do more of these, I’d recommend you include some of the other causal data that helps to illustrate how/why our State and City perform much better than other major markets (like during the last two RE crises). Metrics like pop growth, employment, income, CPI/inflation, inventory, etc. will help provide the full picture & highlight the key drivers for our market’s past resilience; as well as expectations (and positive thoughts future growth potential. Some references were made, but it would be nice to swap out a couple of the price trend slides with the other KPI’s I mentioned. If you haven’t already seen or sourced data from @uscensus.gov, you should check it out! They’ve added some pretty cool, easy to access tools and reporting capabilities in recent years. Very informative! Now it makes me think condos are actually not-very-wise purchase... 2.9% is a very small increase(condos, year to date), probably can only cover the HOA fee
