This is a very nice proerty which I inspected quite some time ago. I did not think then, nor do I now, that the price is realistic. What is not in the add is the terrible dirt road getting to the property. In addition, the building looks more substantial in the picture than on closer inspection, that reveals OK but not the most solid materials. It may eventually reach that price over time but it has been on the market a long time. I could have sold it for 2.4 million and invested in a partner company which has grown 75% this year.. That means the $500K given up would have been earned back many time over. Even a less dramatic earning in private Equity at 20% would have closed the gap. There are some very basic investment principles that are, sadly, constantly ignored.

For those who might not be aware, there is also a historical element to the history of The Falls. The property was once originally owned by Thomas Grant J.P. who in 1863 had a brush with Ben Hall the bushranger who prior to the holding of the township of Canowindra hostage for three days, he and his gang of John Gilbert, John O'Meally, John Vane and Micky Burke called in for information on the police's activities in the district and on completion of their jubilee in the town again camped on the property for some days. There was even a false report that the homestead there was incinerated by Ben Hall. A marvellous piece of country. Good luck to the new proprietors.
