correct I'm a foreigner but my flat makes my feeling that it is not belonging to me when I see that I have to pay 50% the rent .If you lose a job ,or have health problems you are instantly on the street .In Poland service chargers are belonging responsibility of borough and total maintenance cost is under 20% of the rent so if you lose a job you can maintain months even years in your flat .Pensioners also have to sell it .Moving grass it is responsibility of the borough.The office is running for thousand of people.This is ridiculous when they cut a yard of grass for 6000£

The only reason they are changing the law is for the benefit of builders. If this was a serious, honest channel, you would say the truth: leasehold is immoral and medieval. You probably are an investor. Rubbish video, with no important information.

Hi Paul, what do you think about the DipFA compared with the Cii and other. It’s just I am nearly finished with the DipFA and I actually had no choice as I am currently an Aircraft Engineer in the RAF but I’m hoping to change my career to being a financial advisor and the RAF gave me the funding to purchase the DipFA and the Adv DipFA so I am currently about to start the Course work. I’m just wondering if you think that the LIBF are as respected when it comes to trying to get a first job as a paraplanner or whatever? And do you have any advice of how to first get my foot in the door of a financial company? I think I might already have a position at Raymond James but we will see.

I'm also not sure if it's law yet, I heard it has to be actually switched on or something, but that was under the last government. I don't know how this Labour government will act, they are more focused on social housing and helping people on benefits than anyone who has assets who they view as liable for tax.

You can’t extend your lease by 990 years yet. This still isn’t law, my lease is 82.5 years, I’m extending my lease by 90 years now. This could still take years to come through.

You don't want to buy the Freehold, because it perpetuates the Leasehold-Freehold system (which of course is what the wealthy and mighty freeholders want). What you need is the COMMONHOLD, which is what is used eveywhere outside the UK, because the Leasehold-Freehold system only exists here. With the Commonhold system, each flat owner, owns as well a percentage (the percentage % of participation) of the common areas of the building (that is, any area outside the apartments, like the common gardens, the entrace to the building, the stairs, the roof, ..) In this system it is required by the law that once a year (or more frequently if necessary) all the owners meet to decide the repairs and expenses of those common areas. They hire a managing company of their choice (that they can change when they want if they are not happy) to carry out the managing, the maintenance and the repairs of those common areas, and collect the monthly aproved money for these expenses . All decisions (included the choice of the managing company and the repairs to do and their cost) are decided by vote (the law regulates what is the majority needed to aprove different types of decisions). And each flat has a vote proportional to the size of the flat and participates in the expenses accordingly again to size (their percentage % of participation). It is a fair system, as larger flats usually lodge more people and more people usually means more use of the common areas (cleaning, maintenace,etc) and should therefore pay more than smaller flats. That is how it works abroad for flats since ever, they don't even know what a Leasehold system is. In the Commonhold system, each flat is sold with its percentage of ownership of the common areas of the building. The new owner has by law the right to vote with his percentage. And you buy or sell your flat without needing ANY permission from third parties (as absurdly happens witn the Lease-Freeholder system) because in practice you actually are a freeholder of the flat, as you own a percentage of the land too (the land is just part of the common areas of the building). You own the percentage of the land that corresponds to your flat. If for example the building ever gets destroyed by a fire, each flat owner still owns his percentage of the land and premises of the burnt building and would get his part of the money if a builder were to buy that land.

Excellent video, thank you. I always find your presentations very clear. It would be good if you could please do a video re rights re retirement flats, especially those that have under a 100 year lease and also have service charges. They are very difficult to sell just now if they have under a 100 year lease left, for example some older Churchill flats. I've known some of those flats reduce in value by tens of thousands of pounds. Their newer flats have longer leases but some folk are quite stuck, especially family who inherit the flats and then find they cannot sell. It would be helpful to know if this law helps them. Think of your UK Driving Test. Firstly you need to pass your theory test at the centre - this is like your CeMAP exam. Then you need to do a practical test where an examiner takes you on a drive to assess you. This is your CAS. It can ONLY be obtained with an employer or network after you've passed CeMAP. We've been in bsuiness 25 years so know alot of networks that we can refer you too and they will interview you for acceptance. Bear in mind there is an ongoing charge (just like the practical driving test)

Pippa would also have to add her fiance to the property ownership at the land registry and there may be a consideration liable to SDLT here. Unless the lender allows a sole proprietor, joint mortgage product. The lawyer who does the legal work for the transfer of equity that you're doing here would have to make a declaration for SDLT

You'll need to contact your payroll department, or HMRC as you're employed. There could be a variety of reasons and you won't find the answer on KZbin because this is a personal situation with unique circumstances. I'd speak to payroll, they may be taxing you because you earn more than £12,570

I’m almost CeMap qualified and as brokers we can arrange holiday let mortgages right? And that is a business loan in a way? What about pure commercial loans? For example if I have a client who needs a substantial loan to build a housing estate. Would we be able to arrange such a commercial loan?

When I was doing CeMap2 I was asked to remove a blank sheet of paper from my desk as well as a biro and calculator. Will I be allowed these items in the CeMap 3 exam in order to work things out and to jot down key words etc?

@@PaulArcher wow that was quick…just to be honest everything is great, your content is great. Its just has an enemy thats the microphone headset….plus thanks to this video i realized i dont want a headset where the microphone is on the side of my mouth. Voice travels ahead, so id have a microphone thats close to the mouth. Secondly, it seems like you burst into energy and the message got better when you started joking….and it was a nowhere near that when you spoke in one tone initially. I think you packaged that well with humor and extra tips with those acronyms.
