There are obvious framing issues to address here from termite damage. And the footings should be 24"x24"x8" concrete footings. Not engineered fill. It is also better to build masonry piers instead of franchisee jack posts such as this. This client was overcharged for a post when a CMU could be built for half the price. At the point of resale, a real masonry pier will be much more presentable with fewer questions from inspectors.

What if the foundation sits on a water table? How much stone do you use?

Depending on load but I’d prob go 1ft stone and 2ft concrete if your on a water table and it’s bad .. better safe than sorry.

You deal with the water first and maintain dryness. If you live in a cold climate it's even more problematic because when winter hits the water will freeze and if you didn't know water when frozen can expand up to 3x in volume. Meaning that jack is gonna be moving up and you will see it in your houses framing and foundation. If you absolutely have to have crawl space Jack's and the water table issue is near impossible to manage for more than a a couple days and you do happen to live in a region where there are cold winters go by a sonotube 8" for a single story and 12" for large 2 story and dig it down to your frost line and make sure to the tube sticks up atleast 6" above the soil and water

You can purchase an Ellis jack at the local Lowes and/or Home Depot that is half the price of this franchisee manufactured system. there is nothing special about this product. Except being overcharged to buy and deploy it.

No, we dig a 2x2 hole to fill with the gravel to use as the base for best support.

Question on the collar on top of the pipe. How thick is the plate? Is the collar machined down so part of it sits on the inside of the pipe or is it all sitting on top of the pipe?

I set an appointment up for a crawl space inspection of some damp insulation that most likely needs to be removed and replaced im sure in a small area. Hopefully & Praying its not an expensive fix(disability tight budget), if you can understand that. See you in about a week. God Bless.

Great video ... I just wrapped my crawl space water heater up with a $20 insulation blanket from my local hardware store. When the sealed crawl company came back a few months later to inspect and saw what I did for only $25 they said that they will wrap up all customers water heater now. SealedSolution.com
