BIM? Building information modeling (BIM) is the foundation of digital transformation in the architecture, engineering, and construction (AEC) industry.

Thesis: The IBC 2021 and NFPA 2021 codes, in conjunction with the increasing dominance of Revit and BIM technology, represent a deliberate consolidation of corporate control over the built environment. Far from fostering innovation or competition, these tools and standards create a monopolistic ecosystem that forces architects, engineers, and construction firms-many of whom believe themselves to be independent-into reliance on a corporate-driven system. Public institutions and state projects now demand adherence to this system, further eroding professional autonomy and local craftsmanship. 1. IBC and NFPA as Tools for Corporate Control of Materials The IBC and NFPA, ostensibly designed for public safety, have evolved into mechanisms for monopolizing building materials. Their stringent requirements for certification, fire testing, and structural integrity skew heavily toward products manufactured by large, multinational corporations. Smaller, innovative material suppliers struggle to meet the high costs and bureaucratic hurdles associated with compliance. This effectively narrows the market to a handful of dominant suppliers, who dictate not only what materials can be used but also the cost and availability of those materials. Architects and engineers who wish to explore alternative or local materials-such as sustainable wood composites, adobe, or region-specific innovations-are stymied by codes designed to favor mass-produced, standardized products. This control ensures that major corporations maintain their grip on the industry, limiting architectural freedom and pushing all stakeholders toward a homogenized building environment. 2. BIM and Revit: The Digital Enforcer of Corporate Monopoly Building Information Modeling (BIM), spearheaded by platforms like Autodesk Revit, represents the next stage in corporate control over architecture and construction. While BIM is marketed as a tool for efficiency and collaboration, in reality, it consolidates design and construction processes into a proprietary, corporate-controlled system. Revit, the industry leader, has become a de facto requirement for many projects, especially in public and institutional sectors. • Monopolistic Software Control: Revit dominates the market for BIM software, with few viable alternatives. Its proprietary file formats lock firms into Autodesk’s ecosystem, requiring ongoing subscription fees for software access. The annual costs of these subscriptions are prohibitive for small firms, further centralizing power in the hands of larger firms that can absorb these costs. • Standardization for Compliance, Not Creativity: Revit prioritizes efficiency and standardization over creative flexibility. It pushes users toward pre-loaded, code-compliant building components sourced from large corporate suppliers, reinforcing the use of mass-produced materials and limiting opportunities for bespoke or innovative designs. The result is a further erosion of architectural distinctiveness and innovation. 3. The False Independence of Architecture and Engineering Firms Many independent architecture and engineering firms operate under the illusion of autonomy, but the increasing integration of BIM systems into code compliance has tethered them to corporate interests. • Mandated BIM Usage by Public and Institutional Clients: Universities, state governments, and public institutions now often require firms to deliver projects using Revit or other BIM platforms. Firms that cannot comply are disqualified from bidding, effectively coercing even reluctant practitioners into adopting these systems. The result is a professional landscape where firms, regardless of their size or philosophy, are forced to conform to a corporate-controlled framework simply to remain competitive. • Loss of Design Sovereignty: In a traditional design environment, architects have significant control over their tools and processes. Revit changes this dynamic, imposing workflows dictated by the software itself. Design becomes secondary to data entry and compliance with BIM standards, turning architects into operators of a corporate-controlled system rather than independent creators. 4. Revit as the Enforcer of Code-Driven Material Monopolies BIM platforms like Revit are not neutral tools-they actively enforce the IBC and NFPA’s monopolistic tendencies. For example: • Built-In Code Compliance: Revit integrates code-compliant components directly into its library, effectively steering users toward materials and methods that align with corporate-approved standards. • Vendor-Specific Components: Many BIM libraries include branded components from major manufacturers, making it easy-and sometimes necessary-for designers to specify products from these companies. This further entrenches the dominance of large suppliers, sidelining smaller, innovative manufacturers who cannot afford to integrate their products into BIM libraries. • Data Control: Revit’s cloud-based services and proprietary file formats place firms’ project data in the hands of Autodesk, creating long-term dependency. This centralization of project information consolidates power and diminishes professional autonomy. 5. The Impact on Public and Private Practice Public institutions and state governments, often under the guise of modernization and efficiency, are leading the charge in mandating Revit for large-scale projects. By doing so: • Barrier to Entry for Small Firms: Firms unable to afford BIM adoption are excluded from public contracts, disproportionately affecting small, independent practices. This consolidation of work into larger, Revit-equipped firms mirrors the monopolization trends seen in building materials. • Uniformity in Design: As Revit becomes the standard, the flexibility to explore unique, non-standardized design approaches diminishes. Public buildings, in particular, are increasingly designed to meet data-driven benchmarks rather than to reflect the needs and character of their communities. • Homogenization Across Projects: The widespread adoption of Revit and BIM has led to a uniformity in construction documents and, ultimately, in building forms. Architects’ creative voices are drowned out by a system that prioritizes compliance, efficiency, and repeatability over bespoke, site-specific solutions. 6. A Historical Perspective: What We Lose Many historical masterpieces-praised for their uniqueness and ingenuity-could never be designed within today’s corporate-controlled system. Architects such as Frank Lloyd Wright, Antoni Gaudí, and Le Corbusier thrived in environments where their independence allowed them to innovate and push boundaries. A modern BIM-centric, code-driven framework would prevent such creativity: • Wright’s organic architecture, with its integration of natural materials, would be incompatible with code-dominated BIM workflows. • Gaudí’s fluid, artistic forms, as seen in the Sagrada Família, would struggle to conform to IBC-mandated structural and material standards. • Le Corbusier’s Modulor system of proportion and experimental forms would be stifled by Revit’s rigid data-driven environment. These architects worked outside of the frameworks that now dominate the industry, proving that creativity thrives when professionals are allowed to operate independently of corporate and regulatory constraints. Conclusion: The IBC 2021, NFPA 2021, and the dominance of BIM platforms like Revit represent the culmination of corporate control over the built environment. These systems, under the guise of safety and efficiency, monopolize materials, enforce compliance, and stifle architectural creativity. By mandating the use of Revit in public and institutional projects, the state becomes complicit in this monopolization, further eroding the independence of architects and engineers. If left unchecked, this trend will continue to homogenize our cities and eliminate the creative potential that has historically defined great architecture.
