I thank you sincerely for your warning about Maryland. My wife and I had plans to buy a property and make it our home. We live in Lima, Peru, and Maryland felt like a good fit for us. Your warning about all the snakes, ticks, cop cameras, and a multitude of Republicans told us Maryland is a good place to be from.

I’m surprised the increasing crime rate wasn’t mentioned. Many undesirables have and continue to move into the Bethesda area and many others visit from afar thanks to mass transit. They’ve brought crime into the area and have disturbed the peaceful living Bethesda was known for. Look to Great Falls, VA for luxurious and secure living. Avoid Bethesda and nearby towns as they slowly degrade in prestige.

Not a good comparison or at least explaining for 2008. The price decrease of 2008 was due to the significant amount of foreclosures which drove home prices down pushing home values to below original borrowing levels. The reason for the foreclosure was due to the subprime lending (loaning money to those they should not have) using variable rate loans that significantly increased when reset after the variable terms (between 5-7 years) the borrower could no longer afford the payments. Our problem today is the home prices are not in line with historical price trends due to the 2020-2022 bubble where prices jumped more then 40% artificially (only die to demand vs actual value such as adding livable sqft or kitchen/bath remodels, etc.) This bubble has pushed the affordability of homes well beyond median buyer. Of course the interest rate has added to this but only by increasing the pool of buyers that can no longer afford the homes. We will continue to see home sales, but in very small numbers as the pool of eligible buys will be at record low levels until the home prices reach the correction level (25%-35% lower then today). If you are a buyer you might be better served investing your $$ in a short-term investment vehicle (12 month CD) and wait this on out. Its going to be a slow and prolonged correction as the real estate industry continue to sell the story that interest rates are the shinny object to stare at when we all know the real golden goose is the home price. Oh, wait don't realtors make commissions based on home sales price? Ironic don't ya think?

I've been house-shopping and to be fair, any light neutral shade on the walls is fine with me because it's not going to clash with my furniture. I can paint if I want to. Grey flooring is a whole different matter. The only wood that's grey in nature is driftwood, and maybe a really ancient boat dock. Grey flooring looks so fake and and makes the entire room look cold no matter what color the walls and furniture are. Since flooring is super expensive and a nightmare to replace, grey flooring is an automatic nope for me.
