I’m not sure how the utility bills can be $150-200/ month for gas and electricity. My gas runs about $45 for the summer and I only have a gas water heater and dryer and it’s much higher in the winter. My electric bill is currently $90 but I can’t afford to run my air conditioner as that runs well over $200 even set at 82 degrees and that was 4 years ago and costs have risen. My neighbors currently pay up to $600. The summer is miserable with the house temperature hits up to 95 degrees so we swelter. My home was built in 1985 and 2500 square foot. It’s finally mid October and we had a break from the outdoor temperatures hitting 95 on most days.

Yes, it really is! I'm personally not a fan of the cold and I've been able to wear shorts on Christmas day pretty comfortably. We really only have about 3 months or so when the weather is cooler/cold out

I know there are a couple of comedy clubs in town, but I personally have never been to them. I know people go to see comedy shows at them or at the larger venues when the bigger names comedians come through, but I’m not certain on how big that scene is for San Antonio

I appreciate the video. Having the HVAC serviced twice per year is usually overkill. Find an honest HVAC service company. Listen to their advice. Follow their advice. With minimal maintenance that anyone can do, you can go years between have it serviced. An anecdotal example, just replaced my 34 year old AC unit. Not because it was unreliable or failed, but because technology changed an recharging it would cost $2000. Time to replace. Sad, because it had many more years in it. I would appreciate it if you spoke more about roof maintenance. Other than checking it for defects, I'm not sure what is involved. HOAs are becoming more common and that's too bad. While many are well intended, it's just not worth it. Run! Seriously, if you don't do as they say, they can often take your home from you. Again, they don't start out that way, but the potential is there. Avoid! Internet costs are trivial in most situations.

Standard builder grade construction. Same drywall finish, same baseboards, same paper doors, same tiles, same windows, same closets, where is the luxury? Because it’s new and clean?

It's hard to predict that far out as there are a lot of factors that influence the real estate market and they can change in a relatively short amount of time. As for 2 years from now, I really don't know, but I'd imagine that it could be a more balanced market and prices will likely continue to increase from now as they do each year.
