Isn't there a requirement that the proceeds from the margin loan be used to buy more securities to be deductible? What if it is used to buy real estate? What about broker loans against your account that are not margin loans, are they deductible as well?

Maybe a good idea to avoid confusion to confirm the country that the law your talking about refers to - in Aust there is NO restriction on the amount you can deduct. eg Salary $100000 - minus rental loss including ALL interest $20000 - minus interest on investment not yet making a distribution $5000 = taxable income $75000. Just a shame personal tax rates in Aust are obscene. Thats why 1 in 5 Aust own at least 1 rental property.

Hi there, I have a question on how the exemption is calculated. A friend of mine is claiming that the exemption is calculated after income. For example, if my yearly take home salary is $100,000, and I sell stock locking in a capital gain of $200,000, he claims I will owe 7% on $50k of it, since $100,000 + $200,000 = $300,000 - $250,000 = $50,000. Is he correct?

That sounds wrong, wages are not capital gains. This is only for long term cap.

This is really great advice! It is easy to convert an old primary to a rental especially amidst a higher rate environment, but with a little bit of work the proceeds from the sale can yield a much higher rental return elsewhere. BUT it is a lot of work upfront to source good deals and deal with the sale and purchase of another (or multiple) homes.

Is there any pro rata implications if I have a traditional IRA and roth ira outside of my work plan. My 401k plan allows for pretax, roth and after tax plus in plan conversion. I would just convert my after tax contributions to the roth 401k option leave my pre tax contribution alone. Thanks

If you are converting after-tax 401(k) dollars to your Roth 401(k), you don't have to worry about your IRA balance. If you are also doing a backdoor Roth IRA, then you'll want to have your IRA at a zero balance before 12/31 to avoid partial taxation on the IRA conversion. I don"t want to miss anything and then owe any taxes for having a Roth IRA and Traditional. I thought I couldn't have other ira's and do a conversion. Thanks.

Is it possible to not pay the interest? For example I got 1 stock worth 1K I borrow 500, then I get 6% anual interest, that interest I must pay it or can it just be paid in equity so then the margin call would be before (at 560$ valuation for company) Also with interest rates changing when does it apply and refresh to new interest rates? It sounds like you might be talking about sec lending? (securities lending). This is different than margin loans. Interest rates for margin loans are typically based on SOFR, Fed Funds, or some other similar metric plus a spread. Fed Funds changes when the Fed changes interest rates. SOFR also somewhat follows the Fed's rate movements but trades daily. It is possible to get fixed rates on margin loans but most of the time they are variable.

Re: "we had to strip down the linens and start the first load". I think you are forgetting about this little thing called physics. It takes 2-3 hours to clean a house and 3-4 hours do do all of the laundry. If you are starting the first load for the hosts then this is very courteous to the owners. Most guests will wash dishes and clean counters and things like that and this actually doesn't help the homeowner as much as starting laundry does. If you sweep the floors then that does almost nothing to help the homeowners as an extreme example (unless you spilled spaghetti or similar). If you want to go down to guests doing literally nothing but packing and leaving then the homeowner in that case could optimize by taking their list down to nothing and carrying sheets away if needed, but almost no guests do that. Many guests "help" by making the bed which actually makes things worse by making it harder to tell which beds have been used. If the homeowner asks you to start the first load then in a way that is a good thing because this is not one of the homeowners that skips washing the bed linens between guests. "bathrooms are in hotels, kitchens are in hotels" Maybe we haven't seen the same hotels? A hotel is generally around 200 square feet while a vacation rental is more likely to be 1800 square feet. Also, the distance you have to drive to the vacation rental is probably several miles, whereas the distance a maid has to go to a hotel room is probably 20 feet from the last room. Other than location, the value you get in a vacation rental is insane compared with a hotel, but this comes with costs. If you have ever tried to hire a plumber, you know the premium over minimum wage you have to pay to get someone you trust for a job that does not offer a 40 hour M-F work week. A vacation rental owner can frequently be put in the position of paying their cleaner more per hour than they earn themselves at their 9-5 job. At a hotel, this *is* the cleaner's 9-5 job. If the owner does a complete turnover after every group and charges 100 or 150 cleaning, there is a good chance they are breaking even or have a loss leader on their cleaning charges if the house is of good size. By the way, I manage 2 and the "family destination" one is really slow, but the lower priced "couple's retreat" option is doing well with the recent ownership restrictions.
