That is a horrible view of the beach. It looks like that may have been after a storm in the winter. The sand is much softer and whiter and there isn't usually all that sea grass strewn about either.

Great Video...We are coming down to Palmetto Dunes next month....Does the 11 Mile Lagoon have access directly into Broad Creek? If not how would you take your boat in PD to Broad Creek. Thanks so much.

I loved the video. I used to visit HarbourTown in the 90's. I haven't been there since 200. Loved going to Harbour Town, getting a drink and listen to Greg Russel and other entertainers who played there. Maybe someday if I get the chance I will come back! Thanks for the trip down memory lane!

Hi Jeff. Enjoying your videos very much, especially the neighborhood tours and all the detail you provide. I'd love to see an apples-to-apples comparison of the fees for the more popular communities: POA, Golf or Social Fees (and optional or mandatory membership), assessments and any other fees that may help us narrow our choices as we compare the home prices, locations and amenities. Of course, your descriptions of how to access the beach and the leisure trails are wonderful. Keep it up!

hi, i did not get my escrow back , they somehow rolled into the rest of fees. can i still claim it after closing? thank you
@Livingonhiltonhead
@Livingonhiltonhead 3 жыл бұрын
This is typical of the way an escrow account is used. It is used as leverage for the buyer to follow through with the transaction, then 'given back to them' at settlement. The given back part is just your fees being reduced by that amount, or you paying for your fees with the escrow account. To think of it another way, it could have been given back to you, placed in your bank account, then you wire the funds to the title company. In the end, it was your money and it was used to cover the fees of buying the home.

Great info I was wondering should I put crown molding thru out my investment property
@Livingonhiltonhead
@Livingonhiltonhead 3 жыл бұрын
Jason - crown isn't likely needed in an investment property to secure tenants. It may help in the staging of the property when it comes time to sell.

all due respect but I totally disagree sir. example video, sellers told buyers they knew of no leak/water in basement, they lied kzbin.info/www/bejne/kIWmgIqfnNCLibc sellers poured concrete along-up against foundation wall in this area and around the corner pavers, all sloped away. It's not about the grade, it's about correctly determining/identifying where & why water is allowed to get in. If there were no exterior cracks n cracked parging then NO water would have entered. in my honest 40 yrs opinion most basements leak because of one or more of the following, exterior crack (s), cracked exterior parging in foundation wall, deteriorated rod hole (s), other direct exterior openings such as crevices/gaps in-around-under basement windows, doors, mortar joints etc, a possible blockage etc in the lateral-line aka clean out so farting with the grade does not repair/fix any of these existing defects
