Brother do you have to have a steel in the middle of the extension? If its a 6m extension with a 4mx2m roof latern through the middle of the roof.

OSB isnt waterproof even with glass fibre, treated timber C16 or C24 timber ?, VENTILATION no buttress or mushroom vents no vapor barrier any where, no tapping of insulation to create a seal to prevent warm air transferring and escaping into the roof's cold voids, plaster board won't do it either. Look into light fittings another area where that warm air will escape through look at those voids with a torch/camera and underside of the OSB boards are probably already covered in mold and dripping in condensation/sweating. Sure sign the roof is decaying just a matter of time. Still possible to fix for the most part probably not all, if installation of said vents for air flow so no dead air voids can exist. Undoubtedly there will be some remedial work to be done where access and condensation stains through ceiling. Unfortunately many builders haven't been educated on the effects of venting whether its a warm or cold roofs so what has costs you a small fortune may well cost you still more even a year after so called completion. This is only said to be constructive and to save you and others their hard earned pound notes.

Totally agree with you. This is a Cowboy job which will come to to haunt the owner in a few years time. The builder has no concept of warm or cold roofs. Unfortunately the owner has no knowledge as well so to him it's a good build. I would avoid these builders.

I must ask, was there any reason for running the joists length ways instead of going across from left to right? If you had run the joist from left to right the RSJ would not had been needed. Great build though, just a little confused with the roofing joist direction.

also if you use foil backed insulation board a polythene membrane should be applied .if you use standard poly floor insulation slab then the extra membrane is not required

membrane should have been taped where it joined, there should be a 1 inch perimeter insulation around the slab, no hardcore base etc etc.so many things wrong but you get what you pay for. probably the cheapest quote(maybe)
