I don't disagree, and I think that's starting to change with the 'as-of-right' building allowances that now exist. As more tri and quadplexes get built and density rises a little gently in more residential areas, we'll hopefully see demand for more bodega-type shops.

Maybe? It depends on whether the asking price is in line with recent comparable sales. I imagine a question like yours means that you're working with an agent, if so you should have them show you what those recent sales are and how they point to what the value of the place you're asking about. my landlord has been putting off repairing a leak under my tap for a year we told them as soon as it happened and told them its just an easy fix replacing a worn out grommet but after telling them once a month and hearing nothing about my offer to replace it myself all they would have to do is turn off the water in the building because they didn't install shut offs in the units and now a year later we have a mold issue the guy down below us has a spot on his celling the hole counter needs to be replaced and I bet I will have to wait another year for them to fix it they have a company that does all this stuff for them we are suppose to call but i also call them and emailed them they have always maxed rent increase and the return turn around is really high here going thru the renters right stuff is taking just as long i honestly feel like they just view it as a game because they keep changing the news of the company they are under yearly and have never sold it just a new company owned by the same person

@@JamieHarnishTorontoRealtor That's not a Metrolinx problem. The incompetence comes from four companies that couldn't work together during the design, build, and now maintenance phases. The operator has consistently changed the goal posts. Metrolinx and IO are going to collect millions in fines, specifically because the builder and maintainer (CTSC, CTSM) have no idea what they're doing - and those decisions are largely being governed by SNC, who only makes 25% of the total consortium, but acts like they own the whole thing. Metrolinx is getting a bad wrap because the consortium is incompetent.

This is 100% a distraction technique. it's a fun thing to do some mental gymnastics or napkin math around. If you want something meaty to talk about, maybe: - Severely underfunded hospitals. - Greenbelt scandal. - Connection between a spa and the people who bought Deco labels. - Privatization of hospitals. - $250MM to make beer more available. There are hundreds of things this government has either fucked up or willingly hobbled. The tunnel will never be built, but it's sucking all the air out of the room.

The thing with rate cuts is that the prices are too high. So for the housing market to pick up it needs to become more affordable. I’m not saying a crash is on the way but I think we are in for a slow growth maybe even decrease over the next few years

New buildings, should always be warned that the super low condo fees aren't going to stay, and they should be able to pay when it goes up.

It's actually an older building, not a newer one. And in the past you're absolutely right, the low maintenance fee "projections" end up ramping up quite quickly, but I've seen plenty of examples recently where the fees are already $0.65/sq.ft. while still in occupancy phase or very shortly after the building registers.

For some it's just about affordability and as long as the debt is manageable and not beyond someone's means then I think those are the key factors. And bear in mind that there are things people can do to reduce debt by making extra payments, having an accelerated payment schedule, paying a little more each month, or making a lump sum payment once a year.

I promise you there is still a massively growing army of people in their 20-30s who have been scraping, scrounging, and saving in order to enter the housing market. If there is a dip, it wont be much of a dip. Even when interest rates quadrupled, house prices stalled and only very barely went down.

Canadians, generally speaking, highly value home ownership. There already has been a dip over the past 18-24 months depending on which segment of the market you're considering (condos, freehold, detached specifically, etc.). I'm of the opinion that there are lots of people who are ready to buy who are waiting for the "social signal" that it's ok to do so. They don't want to buy and have the market keep going down, so they sit on the sidelines. But then when there's a bit of news that the market is on the upswing, everyone jumps on board.

It's just a look back at what happened to prices when Canada went into a recession. But my thinking is that the gap demonstrates how home purchasing is out of reach for many but doesn't necessarily have an impact on home prices.
