Yes it is with Polk county being the most moved to county in the U.S. in 2023, prices are only going to continue to rise. Lots of opportunities to purchase a home in Polk County and Winter Haven and watch your equity increase.

I give my advise based on what the market trends are but you are certainly entitled to your opinion.

@@chrissellscentralflorida I didn't offer an opinion. I merely pointed out that when someone has a vested financial interest in swaying public opinion because they will earn commissions when people follow their advice, then perhaps their opinion is questionable.

They don't over time. They aren't making more land. Even those who bought prior to the crash, if they held long enough sold for a higher price than they bought. My statement is true. You don't know me but I have talked people out of buying or selling if it wasn't in THEIR best interests. I understand not all REALTORS would do that, but I pride myself on my integrity.

@@chrissellscentralflorida They also DO go down over time. It all depends on what your time frame is. Thousands of people lost their homes in 2008 because the value of their homes declined drastically and the monthly cost of their adjustable-rate mortgage went up, leaving them under water. So yes, over time the value of their property went down.... and then up again. While timing the market is difficult, there are some pretty obvious signs that right now is NOT the time to be buying unless you have no choice. Using "word-games" like "Prices Never Go Down....OVER TIME" is misleading at best.

You clearly didn't watch the whole video as I said that directly. I said if you can only stay in your home a short time or our investing than this is probably not the time to buy. However, if you are planning to stay in your home a long time than this is a good time to buy. When mortgage rates drop (which they already have), more buyers will enter the market competing for what little inventory there is, which will cause prices to sky rocket again. Next time, watch the whole video before criticizing and making accusations. @@johnnynick3621

You claim prices are about to "sky rocket again" and I believe that there is every indication the market will drop dramatically over the next six-months. I am a former investment advisor, and you are a Realtor. You earn commissions when people buy homes from you. I earn NOTHING when people don't overpay for real estate. Let others decide for themselves who has a vested interest in his predictions.

If the appraisal comes in low, that will at least open up the possibility of negotiating. However, from my experience, most builders won't negotiate much. The issue is it would then bring down the price of all of their homes and most builders don't like doing that. However, if they have a backlog of homes, that might give the builder an incentive to get your home off the books. Which builder are you building with?

Yes and my concern is that all the recent home sales within that community are less than my contract price... I didn't add a ton of upgrades but mine is still significantly higher than the quick move ins they have/sold recently. So I wonder if those are the only comps they have to use that the appraisal will come in low. Especially with Ranches at Mcleod being even cheaper than the comps in my development.@@chrissellscentralflorida

I suspect it might slowly drop over the next several months but not by much. I think by the end of the year, it will probably be around 6%. It might not be lower until the end of next year.
