I moved to South Sac in 1959, literally the 3rd to the last house before you got to Freeport. It was a wonderful place to grow up, with the Pocket area just a jump over the RR tracks and into the most beautiful farmland found anywhere in the State. Then in the early 60s, LBJ bulldozed govt housing in the DC area and shipped people out to Ca, particularly South Sac, under the 235 housing plan which required low income housing every 3rd new home. South Sac was decimated within a year, never to really recover. The schools were met with racism, something kids in the area never knew possible, the area had been destroyed by Democrats! I bailed on Sac. in the late 80s for the Sierra, now my area is being destroyed by development, can barely even see the night sky thanks to streetlights in Cameron Park. Things change, but for me, it was never good. Oh, and if you're looking for cheaper home prices, South Sac is a bargain now, the area finally improved and families stayed, the kids are gone and it is peaceful once again. But the best part is the quality of these old homes, most were built using true 2X4 construction with old Red Fir construction, and they were very well built and still standing strong and will for probably will another 2 centuries, not all, but Freeport to Florin and Meadowview and Franklin, these homes are a safe bet. Mine was built by Holmes, I played baseball with his spoiled brat son, but his dad built quality homes. Search out Holmes and his lots of the 50s, they are a safe buy. We paid 12 thousand for a new home in 1958.

15 min. city. Over time I would want to leave the compound, not staying at home all the time. Are they working their way up to restricting your access going outside? They're wanting to take away our cars and walk or bike. How would that be with those with disabilities or seniors? No thank you. Really think this over guys. Watch out for the carrot.

The chief problem with Light Rail is not its age or range, but rather the bums and junkies and others who make it dirty and dangerous.

taxes higher in Elk Grove, traffic is worse the 99 is garbage...and I am in Elk Grove and the police helicopters flying over all the time...I lived in Roseville before never had any of it I regret moving here and its only going to get worse Roseville has built infrastructure Elk Grove hasnt

Sacramento was an amazing place to grow up in the 70's and 80's, Downtown/Midtown an historic charming "town"...likely one of the best in the Union! It's now a grid lock, over populated, Democrat infested, Government worker hell hole!! Go ahead and polish this turd all you like Buddy. Close the Borders!

Which school district will Braden be a part of SRE? Couple things... The light rail is not safe. It's impossible to get As tickets. They're outrageously priced. Where will the infrastructure for all these communities come from SRE? Water?

Not sure which school district Braden will be a part of but there are 3 schools planned to be build close to the project in the Folsom-Cordova district. Agreed the light rail currently is not safe so hopefully they do what they advertised in this modernization project. Prices are nuts for the A's but sale are doing well....have I bought mine, no? Too pricey but people are eating them up! Not sure who is footing the bill for these projects but I will be having a guest on the show to SHINE SOME LIGHT on these questions this coming Wednesday LIVE ;).

I believe its been rebranded from Placer Ranch to Placer One. Its a massive project with a college satellite campus planned. The lack of HWY65 infrastructure support with all the work in that corridor is going to become a major problem. Like its not already.

College glen is the most underrated neighborhood. I’m surprised to see the homes are priced as they are ! My coworkers moved there and it’s such a great mixture of young families , old time residents from the 60s, Medical and government professionals . Most of the neighborhood is super well kept and you can see families walking around and interacting. There are some large homes but generally a Great place to buy a starter home or forever home / downsizing. You can easily rent it to nurses and students as well. Can’t beat the value . I’m looking in the neighborhood myself but there just isn’t much on the market right now

Mark did you see the old fry's electronics is being developed by LaterrA land development. They also bought the one in San Jose they're going to be multi business complexes and there's possibly a tech company going in at the 1 on Northgate boulevard. You also have the medical school going in at the old arco arena. I don't know if you've been here recently but the amount of people pouring in and through natomas is insane... They're also starting to put in new businesses on Northgate boulevard some of the old businesses are closed and they're being rehabbed. People don't realize it's a diamond in the rough because we're close to downtown close to golden One Centee. Raley field ...now you have the Giants the A's and the River Cats all in 1 place😊. Live ⚾️ there is so much to do over here. The river, the restaurants just a totally cool vibe. lots of places to ride your bike. you sit in a hub of all the freeways and medical centers. Starting to see traveling nurses pouring in here looking for places they can turn into Or build editions multiple units because they're renting to other traveling nurses. The house that sold for $720 in July was bought by a traveling nurse and I went and spoke to the new owner. she was fabulous she gave me some insider information about the traveling nurses coming in here and they like it here because they can go in any direction as a traveling nurse and hit any of the hospitals and care centers and they get paid a fortune through the traveling nurses programs. They're making out like bandit she's making a $100 an hour. Trying to figure out where all of these people are coming from we have lost count of the amount of people we see everyday over in this area.😊 It's completely underrated.

I heard you mention a lot you're getting over asking price. As you pointed out also, needs to be priced right. That's the key ain't it? I've been looking in older Folsom, and some of these places with zero updates are up there with asking price. I'm looking at places that need a completely new HVAC system. That's a big deal in the greater Sacramento area, aka hell on earth in the summer. Bay Area folks looking to buy here probably have no clue how big a deal this is. I think folks are a little unrealistic in this market at the moment. The reasonable listings (2 in our range so far) have gone quickly. Also, I'm interested in how many of these offers fall through.

I think investors should always put their cash to work, especially In 2025, we'll start to see more market diversification. Considering the performance of stocks lately it is safe to say the stock market is the best smart investment out there. Hope others agree
