I appreciate you watching the video and taking the time to comment. 260,000 homes were sold in California in 2023 and believe me a portion of that was in the Sacramento area. Is Sacramento in the Sacramento area struggling with affordability? 100% but people are still moving in and buying homes well over $700,000 with or without this channel

Out of these three, Folsom is the nicest all around. You should have mentioned Rocklin as well. It rivals Folsom.

You need to mention who the electricity provider is for these areas. It makes a significant difference in the cost of living depending on if service is provided by PG&E or SMUD.

Does Aron really even know all that’s going on in Sacramento county? The fact that new ground is breaking in the Rancho Cordova area for thousands of homes? This inventory will drive down prices. Homes in general are already low when compared to places such as Santa Clara county by as much as half the cost. Also there is the homeless situation that plagues Sacramento. There are thousands of homelessness in Sacramento and it’s growing in an alarming rate. People are moving out of California due to this disturbing situation. Why would anyone buy a home in Sacramento County when many restaurants and businesses are leaving the area? Crime is also higher than anything too. There are tents, campers and RVs all over the place. Also drug use is increasing in these areas too. Nobody knows the answers and the problems are becoming worse. What was once a misdemeanor for store theft is now a felony. Courts and jails will fill faster now coming into 2025! Does this all sound or look good for potential home buyers? There will be an epidemic similar to 2008 but nothing to do with the way banks conduct unscrupulous loans to people that cannot afford them. Builders of new homes will at a certain point leave homes incomplete so they don’t show properties as inventory. When they do release these properties as completed it will flood the housing market! People that are attempting to sell their homes will face difficulties and prices will fall. At some point interest rates will fall too. Banks will experience foreclosures and short sales. There will be a crisis. It’s all coming together. Just watch…

I would start with elk Grove

Folsom if you like the nicer houses, outdoor scenery. Older part of Folsom is more charming and has more peace. Elk Grove is more diverse, flat and more than half of the houses are cookie cutters. Elk Grove commute is better but EG is definitely more congested than before.

Nah, we sold our large home near Folsom HS and downsized to Folsom Ranch. There’s a lot of old Folsom people moving into Folsom Ranch now. And those who are new arrivals are diverse from the BA, Antioch, Elk Grove, Anatolia and other CA areas.

We gave up a 2.85 rate but it doesn’t matter as we reduced the mortgage too. Rates will come down to 4-4.5 by summer 2026. The new home will be paid off is a few years. And Prop 19 allowed us to transfer the old tax basis so it was a win win. We bought Richmond American as we customized to our liking. We looked at Toll Brothers but didn’t want to be locked into a 55+ community. And we bought a view lot which was the selling point. Plus our gas and electric bills are much lower too now and no maintenance really for 10+ years so selling a 22+ year old home made financial sense. We let the new buyers do the upgrades. So we saved $150k by selling and buying new.

All three areas have resale homes without mello roos. Now if you’re looking for a new home or a home built within the last 10 years, you’ll probably have Mello Roos with either city.

I think Elk Gove is the best for rental properties. If I like to go to Lake tahoe often, I would live in Folsom or Eldorado hills

Ya know… Sammy Hagar of Van Halen sold me on Roseville even though, at one point, I would have equally thought all three. I read his book “Red” and like his business ethics. And Warren Buffett even sort of shouted him out. I was making his mixed drinks in 2016 using the Cabo Wabo tequila. Now, I like the trails to run at and the Galleria area. It grew on me. There’s something in the air… that I really like. And when I searched for structural engineering companies, there was something about Roseville where they liked to be there and develop as a professional. So, I can see why it matches my vibe.

Love Sammy Hagar! He’s one of those guys that always seems to have a positive outlook and anything he does. I grew up on his music although I think I can’t drive 55 might need to be updated. :-) I think in the Sacramento area anyone can find what they’re looking for. The vibe is definitely different from place to place.

I've been living in Sacramento since 2016. It's not really that bad of a city like people make it out to be. There's a lot to be improved out here but overall, it's a decent place to settle and raise a family. I think Sacramento's greatest draw is the fact that it's a hub to other more exciting places. I'm from the east coast originally and hearing people complain about the weather in Sac is so cute. It's literally the middle of december and 55 degrees outside and it never rains in the summer time. I'm not complaining.
