I agree with you on staying in state parks, we were at curry hammock in Marathon the next night and it was all of $50 for the night instead of the $225 here. Was fun though! I am licensed strictly for those who realize I add more value than I cost them net. There are 42,000 realtors in Ohio. 99.87% of them are not trained to inspect homes. I am. (52 in the state hold both licenses) That is my unique value proposition and how I often save my clients more than I cost them and undoubtably save most more than if they had used one of the 99.87%.

Theres a quote out there "dont wait to buy real estate, buy real estate and wait". Prices are high, but if it can still cash flow after accounting for expenses, maintenance, vacancy, prop mgmt, etc, I would still buy. Just dont purchase something that doesnt make sense number wise. If that means waiting, then wait. Deals can be found off market as well. This duplex I bought was not listed for sale, I sent letters out to 60 owners of multifamily properties in my county and thats how I bought this one. Most county auditor sites have a search feature for this. Even at higher prices if you are using the FHA loan your cash on cash return can still pencil out as a good figure as you are putting less down.

Hey there thanks for the comment! I did the duplex first, then moved out after one year and did a 5% down conventional. I had been saving during that time so I accumulated enough to then do a 20% down conventional on another single family. I refinanced out of the fha on the duplex and then did another fha on a 4 unit. I think the biggest factor for my accelerated growth was moving a few times. 3.5% down and 5% down products allow you to get into something for a lot less than the standard 20-25% down. Interest rates are also better if you owner occupy for a year and then move out. In your situation maybe look for a duplex like these in the video that are well separated. You could look for a parcel that has two single family homes on it and that also qualifies for the fha loan. I always tell people the BEST way is to do this first with a 4 unit. You can find some of these that are townhouse style and you dont even know your tenants are there. Then buy that single family next, but if you can stand a year of discomfort you can keep the property and the cash flow for life.
