It’s the desert. It’s one of the hottest places on the planet. Expect to go weeks without seeing clouds(this is actually a bad thing). Summertime here is kind of like working in a very busy kitchen.

You didn’t do AZ justice. How diverse each town or city is. Sonoran desert being the most biologically diverse desert in the world. Ponderosa pines from FLG to the whole east side of the state is the largest of its kind in the world. The sky islands. The Grand Canyon. The fact that you can snow ski and water ski in the same day pending right time of year. Mayo Clinic. Embry Riddle Aeronautical University. On and on and on. (AZ native; lived 10 years in FoCo).

@@LivinginPhoenixAZ Actually live in Lake Havasu but while living in MT spent winters in New River, just weighing various options between adult communities & non HOA's. Do like the N Phoenix area, Anthem, Desert Hills etc.

Ok, that makes sense. And yes, there are a lot of great established and up in coming communites in the North Phoenix area that I like right now. I would include Peoria in that category as well. Lots of factors to consider on whether the active adult communites are worth the extra cost, that depends on your overall wants and needs. But either way, I think the entire area has a lot of positives to offer.

If you don't like the aesthetics of transnlmission lines, that's the only legitimate gripe for the neighborhood, but if you fear EMF (electromagnetic fields) from power lines, I got bad news for you, you can't get away from them unless you live off grid and without electricity. 300 feet is all you need to be away from those transmission lines to experience normal "background" levels you encounter in everyday life.

I am single and live in north central Phoenix. I’m originally from Pasadena CA. My area is nice and convenient to shopping snd restaurants. It also has its city problems. If you’re moving from a suburb and want that feel, Gilbert should be your first choice. It has top schools, clean and safe. Ahwatukee or Chandler are also good choices. East Mesa is far but it nice if you have a family. If you’re looking for an upscale area, Arcadia is a great choice. North Central PHX between the 7s is also good. These area don’t feel like the desert as they are very green with large trees.

Great feedback and I agree with your comments. North Central is great and has a lot of the appeal that Arcadia does. I think traffic can be slightly more challenging up there but Central Ave is special. Hope you are enjoying Arizona and I appreciate you watching!

Central City Phoenix; someone hit and run me, took 6 hours for the police to get there, I called every hour. They said they had bigger crimes to worry about. Arm yourselves. And I'm the only white boy anywhere I go around here. So if you like white girls mainly you're out of luck.

You forgot to mention Valley Fever . We knew of a retiree who moved to Scottsdale 3 years ago and was hospitalized in ICU for extended periods of time for severe valley fever that went to her lungs and into her bones .For retirees new to the SW this should be given some thought . Every breath exposes you to a potential fungal infection that can lead to severe disease .

Very sorry to hear that. I didn't mention Valley Fever because I've never really known anyone personally who has gone through it. Most of what I have heard is typically related to friends who have dogs that have been diagnosed. But thank you for sharing in case someone else reads this and wants to consider it before moving.

Just moved to queen creek from east Mesa, I commute to work in Scottsdale daily. The drive is definitely long (about 1hr 15 min) but man the house I was able to get down here compared to other cities in the valley to me makes up for the long commute. Love the video!

Solar is simple...look at what you will pay in a 10 years....@ $250 a month....about $33000 with anticipated raye increases. You buy it, just solar, no battery about $28k for 8kw system (20 panels). You get $5500 in Fed tax credit...net, net, cannot see yourself in your home at least 5 years, probably not? I would, have 5k (FTC) will pay 18 months of my UB! And your only solar payments will be less than $250. Asset appreciation, maybe a 20k bump. I will say if I had two homes one no solar, one with...solar home for sure. Get multiple offers...boom. Yeah, I sell solar 😂

I appreciate the comment and your feedback! I rarely get to hear from anyone who goes over the finances of it and what the potential pros are. Most of my experience with it has unfortunately been with sellers who didn't feel the costs outweighed the benefit and then they had significant challenges dealing with solar companies when trying to sell. So I'm sure that there are plenty of people who made a good decision, I just don't get to hear that side of the story very often. I would love to learn more so I can give the right guidance.

@@LivinginPhoenixAZ people look at does it pay? PPA/lease is the thorn in your side as a realtor and customers get doomed in the 'you pay nothing concept'. When you buy it, FTC and an asset to the house. After 25 years, panels today will drop 8%....after 25 years! Anyhow...all the best

We don’t intend to get solar. Electricity rates even during summer aren’t bad. We’ve noticed homes with the solar panels have pigeons. You need a service to keep them clean and maintain them.

Other than rinsing them periodically, you are good on the maintenance. Pigeons in AZ? I do not remember seeing any...I also live in Surprise. They have protects if necessary. Why would you pay more for electric (UB vs solar payment purchase) and not get the Fed Tax Credit? Why would rent your power? I own a home for a reason as you.

One of my buyers just went under contract on a home that has owned solar so we also need to know the best way to service and take care of them moving forward.

My Son and his family just got transferred to Luke AFB. They ended up buying a new build in Paloma Creek Surprise. How do you see that NW area of Surprise building equity etc. in the next few years. Thanks for your comment! One of my clients just transferred to Luke last year as well and they decided to live in Desert Oasis which isn't too far from your son. From everything I've seen, there are definitely a ton of pros in the area when it comes to pricing, views and availability. And for those that work on base, it tends to be much quieter up in the NW corner! Hard to say if there will be a significant amount of equity in the near future (next 2-3 years) based on how many homes are being built but if they found a home that they love and have easy access to the base, then I would say it's a good choice for sure! Besides the power lines, I didn't notice anything else that was outside of the norm for most new developments here in Phoenix. The developer has a good reputation overall and 9+ different builders are a part of the community so it's hard to say what other things people should be cautious of? I just know that the power lines would be a deal killer for me.

Hi Greg, I’m highly considering selling my home in Denver to buy in queen creek, in the Bella Vista farms. Specifically their ironwood model, by Lennar. They are all camping around $443k with a lower interest rate at 5%. Should I sit on it and wait to buy? They have a decent amount of inventory on their lots. Do they take offers? I'm used to a certain amount of power lines here in Central Phoenix but Alamar is another level. I don't think I've seen a community that is surrounded by them like that before.

Hi Jenifer, great question! I actually brought this topic up in my last walking tour video. I hadn't had the opportunity to visit Alamar in person until a couple weeks ago. And unfortunately, when I got there, I was caught off guard with the amount of large power lines that seem to surround the community. Especially when they sit directly next to the community park, pool, playing fields, etc. I'm sure there will be a lot of people who still feel it is a good place to call home but I was a little disappointed and felt it was not a community that I should promote. If you want more info, I'm happy to share my experience. I will always give an honest opinion so reach out anytime.

What is your take on Rancho Mercado in Surprise?

Great question! I think there is a lot of potential with that entire area in the NW corner of Surprise around the 303. Seems like a nice, quiet area with good mountain views and a variety of builders to choose from. The biggest challenge up there currently is the access as most people tend to get off the 303 at Grand Avenue which causes a pretty major backup at all hours of the day so if you have to commute anywhere, that is something to consider. Have you toured it yourself yet?

Totally understand the frustration. This is just the reality of our current environment unfortunately. I would much rather have more available homes on the market to make pricing more affordable to a larger number of people but it's hard to know if we will ever see that again in Arizona anytime soon. It will be interesting to follow the news of other markets (Vancouver & Palm Springs) that are creating laws to limit the number of Short Term Rentals. If those areas are successful with their new restrictions, it could be a map to follow for other areas as well. We'll see?

So glad we made our purchase last year April. I definitely think you get more bang for your buck in new construction, but we were lucky the builder was closing out on the models. I still watch your videos because you keep your viewers really informed about the real estate market and I’m still learning new areas here in AZ.

I agree with you, my husband and I love dry heat , beautiful mountains views everywhere, cactus desert trees and plans are beautiful and designated freeway walls are beautiful not boring like many states.
