The HOA in Bella Terra is enough to avoid this place. In addition the condos and other buildings occasionally shake from explosions caused by a near-by mine. Some residents have claimed damage to their lanai. This community issues 100 dollar speeding tickets to residents or any contractors or other guests visiting them that should exceed the speed limit by 8 mph without warning. I got one for driving 29 mph on that back road where there were no homes. When the HOA failed to replace my condo's porch light that turns on automatically by the community at dusk, which you need to see your lock. I went out and replaced the bulb. Two weeks later while at my primary residence in NY the HOA sent me a letter that I had one week to remove it or be fined. That was only revoked when I demonstrated proof of having informed them twice about that bulb needing replacement as I couldn't see my lock. I guess they think that I have the eyesight of a cat. I bought the Condo following the roof being damaged by hurricane Irma. The realtor assured me that upon reporting it to the HOA they would fix the roof. The HOA stated that the insurance company wouldn't pay enough as the entire roof over those condos would have to be replaced. You couldn't fix just one section. This would cause the Condo residents to pay an assessment. So every time I approached my condo I had to look at displaced cement tiles on my roof. I also reported to the HOA that 2 of the 3 ellipticals machines in the clubhouse needed to be repaired. They never were in the year that I owned the condo there. Other ridiculous not to be believed were the HOA closing the mens bathroom for 3 months for a minor pipe leak. Residents had to use porto potties in the parking lot. Three seems to be the magic number when they closed the main pool for 3 months to clean the bottom during red tide! The HOA also raised the dues when they decided to buy 12 acres of land next to the community passing that loan on to its residents. They'll probably be more HOA raises over that property because its going to have to be maintained. I was glad to get out of Bella Terra and sell that condo.
